Haw River’s town council has approved annexation and rezoning for a nearly 200-acre residential development that Haw River officials say could be one of the largest residential projects in the town’s history.

Plans described to the town council indicate plans for 34 single-family homes, 136 townhouses, and 360 apartments, for total of 530 single-family and multifamily units.

The brisk pace of warehouse building projects in and around Graham appears to be continuing into 2023, as construction of one spec warehouse is underway, while another proposed warehouse of up to 788,550-square feet is also being marketed as a build-to-suit property for a warehouse/logistics company or tenant.

The larger of the two latest projects, for the proposed warehouse that could span up to 788,550 square feet, is currently being marketed through the Economic Development Partnership of North Carolina (EDPNC), which works with the governor’s office and N.C. Department of Commerce to lure new companies to set up operations in the state.

Mebane’s chances of getting a Tractor Supply increased Monday night when the city council approved a rezoning request to permit the farm and garden supply store at a location off Mebane Oaks Road near I-85/40.

The council’s approval, however, was contingent on the developer succeeding at getting additional land in order to extend Wilson Road behind Chick-fil-A to connect to a stub-out road being built by DOT at the intersection with the entrance to Walmart.

Here is the rezoning plans and traffic study for Bucee's proposed location in Mebane.  already 2 truck stops at that exit and traffic is expected to heaviest on the weekends.   I hope this passes and it generates less traffic than a big box store which there are plenty of in Alamance County.  Plus lots of sales tax revenues for the towns involved.

Buc-ee's could produce revenue boom
Plenty of chatter continues to swirl over the potential for a Buc-ee's to open along Interstate 85 between the Triangle and the Triad.

The Texas company has shifted plans and now wants to put one of its massive travel centers in Alamance County after plans for one in Orange County caused an uproar.

But the new site – in Mebane just across the county line – could end up being a boon for tax revenue in Alamance if the plans come to fruition. Buc-ee's has a cult-like following, and the stores, which are open 24/7, are typically packed day and night.

Get this, after a Buc-ee's opened last summer off Interstate 40 in Cumberland County, Tennessee, located west of Knoxville, that county saw a surge in sales tax revenue more than $100,000 than what was anticipated for July 2022, the first month the store was open.

So, Orange County's loss could be Alamance's gain.

A developer whose plans were rejected on a 5-2 vote last month by Mebane’s planning board has made significant changes in hopes of winning city council approval at its upcoming meeting Monday night.

The proposed “infill” development is targeted for 60.24 acres between Mebane Oaks Road and Broadwood Acres Road. The property is beside and behind the Walmart shopping center, next to Agape Baptist Church on Mebane Oaks Road.

The revised plans cut the number of proposed apartments from 320 to 294 apartments, and the number of single-family homes from 96 to 95.

The City Council’s approval paves the way not only for the new townhomes, but also new restaurants and similar commercial spaces at the intersection of Old Hillsborough and Mebane Oaks Road - an area which has seen a boom in construction in recent years.

Bucees files its plans with the town of Mebane.  Yes it is 75,000 sq ft however there are 2 truck stops at this exit already and they are planning to add 3 traffic lights here.

Bucee's is getting closer to being under construction here in NC at their Mebane site.  

From Triad Biz Journal today:

""A real estate company associated with Buc-ee’s has bought about 32 acres at the site proposed for North Carolina’s first location of the chain of Texas-sided travel centers as the city of Mebane prepares to consider approvals for the project.

According to a deed recorded Oct. 19 with Alamance County, CSMS Management LLC paid $12.8 million for the site addressed as 1447 Trollingwood Hawfields Road. CSMS Management is listed as the owner and applicant on preliminary site plans filed with Mebane for technical review.

The purchase is for about 32 acres in the N.C. Commerce Park. Also filed Oct. 19 was a construction access agreement for adjacent property. The seller was CHI/Acquisitions of Charlotte.

The city’s Planning Board is scheduled to consider the request at its Dec. 11 meeting. The advisory board’s recommendation then goes to City Council.

The company filed preliminary site plans and a rezoning request with Mebane for a 32.5-acre site along Interstate 40 and 85 at the southwest quadrant at the exit onto Trollingwood-Hawfields Road near Senator Ralph Scott Parkway.

The undeveloped land is now zoned for light industrial. The company is seeking a heavy manufacturing conditional district classification, which would allow it to request a special use permit for a travel plaza from Mebane City Council.

The plans filed with Mebane show a building of 75,440 square feet, with a statue of the company’s cartoon-beaver mascot in one corner. By comparison, the plaza containing the Plaza supermarket on Church Street in Burlington consists of about 60,000 square feet.

Plans call for 594 standard parking spaces, 18 spaces for people with disabilities, 39 EV charging spaces, two air and water valet spaces, and 11 trailer or RV spaces. There would be a sign along the interstate, 60 to 100 feet tall, and about 120 fueling stations.

Buc-ee’s typically does not allow tractor-trailers at its plazas, though truckers have a Pilot flying J and a Love’s Travel stop at the same intersection.

The site is several miles west along I-40 of the location where Buc-ee’s first sought to build in in 2020 in the northern Orange County community of Efland. Residents raised environmental concerns, including effects on the Eno River watershed, and county commissioners sought conditions to which the company would not agree.

Buc-ee’s, headquartered in the Texas coast community of Lake Jackson, has 46 locations, primarily in the Southeast. The nearest to the Triad are in Sevierville, Tennessee, and Florence, South Carolina, along Interstates 40 and 95, respectively.""

Mebane will get the state's first Buc-ee's and it will be a major success at that location.  So the largest single site of EV chargers in the state will be there in Mebane.  

""In the early hours of Tuesday morning, the Mebane City Council voted to approve a rezoning to allow for the state's first Buc-ee's store to be built in Alamance County.

The unanimous vote came after a marathon public hearing on the rezoning request in front of a packed audience, the Triad Business Journal reported. Plans for the Buc-ee's have faced public resistance, just like previously plans to put one in Orange County faced opposition before ultimately being dumped by the Texas-based retailer.  

At the meeting, dozens of people spoke for and against the plans.

Buc-ee's, with its oversized travel plazas, has grown a large customer base as the company has expanded across the country. The plans for a Mebane location call for a 75,000-square-foot building, 120 fueling positions and approximately 600 parking spots, including electric vehicle charging and bus or RV parking.

The 32-acre site for the store is off Interstate 40 and 85 at Trollingwood-Hawfields Road. An entity linked to Buc-ee's, CSMS Management, closed on the vacant site in October in a deal valued at about $12 million.

The vote by the Mebane City Council comes after the city's planning board in December recommended against allowing the rezoning.
