to throw in my two cents an ikea would be a game-changer for the region. i think the nation is starting realize you cant underestimate this region. we have major league potential and big city pull if we can change the attitudes and mindsets and perceptions and start to really brand our beautiful waterfront area to continue it along the journey toward one of americas most unique and charming regions

This area is definitely starting to realize its potential. Hopefully Mayor-elect Alexander and Mayor Sessoms will work together more, and eliminate the invisible line that separates Norfolk and VB. I know both mayors like the idea of doing things together, but there's also councilmembers who want to remain separate...case in point, the location of this outlet mall.

As for Ikea, it's a great location, off the Interstate. But, as someone else mentioned, traffic would be even more insane with Ikea. I could be wrong, but that stretch of Northampton is a pain during the day.

I don't think IKEA will be choosing that site. They follow pretty strict site selection standards. One of them is that the MSA must have a population of at least 2 million. HR is currently at 1.72 M. Another criteria is that the site must be 25-35 acres, and the additional land which Simon purchased is only 5.4 acres.

Perhaps they could be convinced to bend their self imposed rules as far as population, but they would need more land.

I think IKEA is starting to relax the 2 million MSA rule. Jacksonville and Indy are both supposed to get stores and are both similar in population to HR. In fact, I think Jacksonville is actually smaller.

The site in question is actually 30 acres in size.  It is owned by the city of Norfolk and located in Virginia Beach. The 5.4 acre tract is reserved for future expansion of the outlet mall, not the large retailer.

Thank you to both BFG and baobabs727 for correcting me on those. I suppose it is a possibility then, as long as they don't see traffic being a problem.

The talked about location for an IKEA is not ideal anyway. IKEA's are usually highly visible from the interstate and this location would not be. Now, if an IKEA would be built in Norfolk, a location off I-264 around Harbor Park/Campostella is better. But that is for another discussion.

I would love an IKEA, but unless more concrete info comes out I'm not getting my hopes up. The key word they used was UNIQUE, so it will be interesting to see which retailer it is.

I'd like to see more unique and new to this area stuff. Northern VA has quite a few fast-casual dining places that are pretty good that I am sure would fare well here. Also and IKEA, even a smallish one (they exist) would probably do well enough here and would be better than a Wegman's. Overall, who knows I guess. The market drives the line up and our market is not as high income as nova.

Yes, I wondered about that when I read the article the other day. The developer told me that his 8 acre tract is located 100 percent in Norfolk (specifically, west of the line and adjacent to the hotel) and is completely separate from the 30 acres that Simon and SL Nusbaum will be developing in VB.

Yes. From Northampton Blvd, within the last two weeks, you can see the outlet mall buildings.

When I was up at the Converse store in Williamsburg in December, an employee told me they were opening a store at the new outlet mall in Norfolk.

Funny I was thinking the same thing. I don't need to even drive by this place. Seriously it's a great addition to the area and should do well.
