This is great news.  Duke really has the ability to transform downtown Durham.  Also, I'd love to see some companies leave the Research Triangle office parks and relocate to Durnham.   I find those parks to be depressing.

In the Durham ID area today.  New apartments and a small bowling alley and bar coming to 300 Morris St the building Wework is in.

Here is the new bowling alley bar that is coming to 300 Morris St in the Durham ID and a couple more photos from the area.  I love that old factory building that Duke restored across the street from the new office buildings.  I think it said 1916.

I am well aware that Northgate Mall is not in the Durahm ID area but perhaps with a huge redevelopment they could be and called Durham ID North.   Northgate Mall is closing its doors forever and Duke already owns a chunk of the land.  Perhaps Northwood could redevelop into a great mixed used community with apartments, some retail, offices, etc. 

They are redoing a suburban office park in Charlotte called Ballantyne and honestly they could do this at Northgate.

WeWork leaving Durham ID building and the new owner encouraged it.

""Coworking giant WeWork plans to close one of its two locations in downtown Durham, vacating three floors of office space and clearing the way for the building's new owner's plans for the space.  This week, tenants at WeWork’s Durham.ID location at 300 Morris St. received an email explaining that the company plans to close its location in the building at the end of the year. The message said that the decision comes after an “in-depth review" of the company's portfolio. The move comes less than two years after the company signed the lease for 74,184 square feet across three floors in Durham.ID.""

evidently this was planned before the pandemic due the company's financial woes.

I like how this has pushed some activity northwards towards Central Park and the old baseball stadium.  Several surface parking lots nearby as well that I think will really transform this area.

For such a small city, Durham  is impressive, and I think that it’s future is bright.

Google subleased some Duke space at 200 Morris, with plans to expand up to 1000 headcount, or 200K+ sq. ft. They could take the WeWork space at 300 immediately while eventually anchoring one of the new office buildings planned for the blocks to the north, northwest, or west.

I am still betting they  Google end up at Hine's new ATC mass timber buildings.  However in the meantime they will lease a good bit of that space Longfellow has in the 2 Durham ID buildings.

""Boston developer Longfellow has unveiled plans for the next phase of the Durham Innovation District. The project calls for a 7-story office and lab building at the site of the historic Imperial Building in downtown Durham.  Last month, Longfellow filed plans with the city showing 196,000 square feet of commercial space at 518 W. Morgan St. and 215 Morris St.  The property is the site of the Durham Imperial Building, built in 1916. Plans show the new building will sit right next to the existing structure. Marketing materials say the building will be able to accommodate lab and manufacturing uses and that Longfellow hopes to deliver the building by the end of 2022. ""

Longfellow and Alexandria Real Estate have gone absolutely nuts in Durham/RTP recently. A quick summary of what I can recall:

Longfellow:

-Next phase of Durham ID

-Signed on to develop 220k square foot lab/office building at Hub RTP

-Early 2021 acquired 20 acres next to the Discovery at Perimeter Park complex with plans to develop 4 buildings totaling 480k square feet

-Early Sept acquired Triangle 54 site with plans to develop 456k square feet of space for life science tenants

 

Alexandria:

-This week acquired recently vacated Research Triangle Foundation HQ site at 12 Davis Drive (sitting on 18 acres)

-In August acquired 100 acre Genesis at RTP site situated off Cornwallis 

-In April paid $42MM for 98 acres adjacent to Parmer RTP which it acquired the majority of for $590MM in 2020

These are two of the largest, most sophisticated and connected life science real estate developers out there so this is a huge deal.

Google which received no incentives about their engineering hub in Durham quietly has taken the entire 150,000 sq ft in the Durham ID subleasing from Duke.

""A year and a half after announcing plans for a 1,000-job engineering hub in Durham, Google is growing its office footprint downtown.  The tech giant has been keeping numbers related to its Triangle headcount a closely-held secret, but the company's share of office space appears to have grown significantly. Google (Nasdaq: GOOG) is now subleasing all of the office space in 200 Morris St. in the Durham Innovation District. The California-based company is subleasing close to 150,000 square feet of space from Duke University, according to officials with Duke. Initially, Google had sublet a smaller footprint in Durham.ID, but the company has quietly increased its square footage over time, said Scott Selig, associate vice president of real estate at Duke University.  While she would not give a specific Durham headcount, she said Google has created more than 340 jobs to date in North Carolina, including both full-time and external supplier roles.  ""
