I agree if there's actually anything on the ground level that relates to pedestrians going by. A blank window like at Sage Dental or an empty lobby like The Waverly will tend to keep most folks in their cars.

I think the base goes up to 6 stories... slightly taller than the Library garage.

UC along the north side of the building and residential lobby on the SE corner will probably be pretty dead. There is some possibility for some real retail along Pine and Rosalind streets, both of which are across the street from pretty quiet areas - the church an the side of Embassy Suites, respectively. Pine Street may be more successful, since there are some businesses along the street on that block (dog grooming, stamp and sign, and gallery) and the next couple as well, along with rentable space in the old Mad Cow building.

I would imagine that this building would add significant foot traffic to that entire area and make it more difficult for the homeless people and drug addicts to hangout out in front of the 7-11 across the street.

It will have to make that area better. My parents stayed at Embassy once and couldn't sleep because all night there were people yelling outside the 7-11. That 7-11 is one of the worst things to happen to downtown.

That's life in the big city, as they say.
