I am curious by your post. I am assuming the picture is the TENN on Top Bar referenced and open to the public as well as the hotel guests .... does the pool factor into the Bar experience? Meaning, will the pool be available for use by non-hotel guests a la Pinewood?

This question may be applicable to the Westin and Thompson rooftop bars.

I found the article in the Tennessean. The pool if for hotel guests only.... so your question is spot on.... what prevents the bar crowd from becoming the pool crowd?

Holston house has sold for $60 million to Roaring 20s Hotel LLC, which was created by Dreamscape Companies for the purchase. Led by Founder and CEO Eric Birnbaum, the New York real estate company focuses on residential, retail, hospitality, entertainment and gaming properties, according to its website.

This purchase marks Dreamscape’s third hospitality transaction in the city during the last three years, as the company previously acquired The Sheraton Grand Nashville Downtown and Holiday Inn & Suites Nashville Downtown.

Based upon permits it looks like the conversion was more in the 35-40 million range. Plus 18.2 paid for the property. It surely has been profitable in the meantime as hotel rates have gone up. I am sure this was pretty profitable for the rehab group. Leverage and debt pay down can make this profitable even if the amounts didn't go up dramatically.
