Interesting that they are using steel instead of a concrete pedestal. I seem to remember that some warehouse style design and maybe some of the old bricks and industrial components are being incorporated into the project...maybe exposed steel is part of that plan as well. Would be a nice touch IMO.

Is this whole residential building going to be steel?

99% sure the steel is just the pedestal where the commercial stuff is going. I'm not fluent in the codes but every apartment building I've seen go up in the last 5 years has concrete or steel around anything that seems commercial in nature....leasing office is all in some cases, but you can go 6 stories of sticks from there so based on the renderings I don't see any reason why it wouldn't be sticks on a steel pedestal.

This is going to transform that area a lot. The office tower will probably appear taller than 17-18 floors.

I agree and based on the shape of the building have termed this the Foppish Dandy effect....where something appears bigger and grander than it actually is.

Dang I didn't realize how high this steel podium was. It's like 2 1/2 floors tall:

I saw on the plans that the podium will be accommodating two story sidewalk entry residential units facing Harrington St. Given how expensive the steel is I doubt that is why it's so tall on, but perhaps just made it convenient to incorporate those units as well and maybe it's really utility service and access that needs to fit up in there for the office tower....?

The wood portion of the building can only be 5 stories tall.  So if you want seven stories, you have a two story non-combustible podium and five stories of wood stud construction.

I don't think the steel is used for 2 floors (1 retail + 1 residential), but rather it looks like the ground floor retail spaces will be double height and maybe have mezzanines.  

Any word on any retail tenants announced for this?

No I am happy in Charlotte just killing some time before an appointment plus I like to see what is happening in other cities in NC. Lots of good stuff going on everywhere.

This article, as well as another that i've seen, continue to refer to the Dillon tower as 18 stories. That was the original plan, but has this change been confirmed?

I'm 99% sure it 17 and that this is just another symptom of WRAL's spiral downward.
