Believe it or not, the recent high-rise announcements over the past week does not increase the count of the number high-rises on my list. It just added or subtracted from floorsof the buildings I already had on the list that I knew about. They are few out of the blue surprises for me anymore. Now the announcement of Pinnacle to the Gulch was a surprise, but the fact that they wanted a new tower, not so much as common sense sets in as fast as they are growing.

I wish we had five more Pinnacle in town. Banks are the key to tall towers.

Sad to think that forty years ago one of our city’s nicknames was “the Wall Street of the South” due to the number of financial institutions headquartered here. Waves of mergers swept all those HQs away. Maybe the tide is turning!

As those "Wall Street of the South" firms were bought by real Wall Street firms, some of the top employees/partners used their sales proceeds to start smaller financial firms in Nashville.  There are many local firms in the investment banking, equity analysis, wealth management and related fields that can trace their roots back to those big firms like JC Bradford and Equitable.  In a way, the city offers more opportunities for financial professionals today because of the mergers in the late '90s and 00s.

I have to laugh at the architects' continual use of Rolls Royce Corvettes and Audi automobiles as every other car in traffic. I realize Nashville's getting too expensive for regular folks, but that's too funny.

So at 650K square feet this new building will only have 130K more square footage than their current building.  With how fast they're apparently growing, and with how quickly they outgrew their previous home, it seems like they'd want to give themselves more room than that to grow, doesn't it?  I mean if you're going to go to the trouble of replacing a thirteen year old skyscraper with a brand new skyscraper, it seems like you'd want to make sure it would be capable of filling your needs for awhile.

They currently lease 90k sf in their building. This new lease will be 95k sf, but there's likely to be more space to option.  Plus there will be a 10k sf branch. According to the article, Turner wants to capture as many Amazon et.al. employees as clients.

I think Bass Berry is the biggest tenant in there. They are on the market. I imagine the current building owner will do anything they can dream of to keep them there.

So sharp.  The upsized residential tower is good to see. I thought they were missing a hot housing market to have not yet started on the residential portion. But that was maxed at 18 stories and pretty underwhelming.  The new version basically doubles the height!

Should help compete with the several other 34 - 36 - 38 story towers going up near by. (Church street, and 'The Place').

Amazon 3 and Pinnacle appear to be awfully close to the same height in this image.

It's a little hard to say at this point. The Pinnacle tower appears to be set back a bit from the A3 tower and the A3 tower appears to be only about 30 stories and the Pinnacle is suppose to 34 above Church.

Now is A-2 is 421 and 24 floors, that is a floor to ceiling of 17.5. 

If we continue that with A3 then 30 floors would be 525'

If we continue that with Pinnacle at 34 we would have 595'

I am not saying this will be the case. The below is another option.

A 1 is 327 which is 16.35 per floor, so using that model. A3 would be 490.5, Pinnacle 555.9.

The press release from Nashville Yards mentions it being the office building with the highest occupied floor, so I think this comes in between 540-570 feet above church. If this were a new tallest, they would’ve said so, IMO.

But what is the tallest occupied floors in another office building?  505 and Four Seasons are both residential / hotel.  Batman’s top floor is under 500’, I think.  Are there any offices above 500’ currently?

AT&T is the tallest occupied office building in Nashville at 33 stories, so this will be one floor taller by floor count.
