This is a steel construction building. They seemingly got their first shipment of steel beams the other day, so we should see steel rising soon.

Yeah…gotta believe the delay in starting tower 2 meant they had to wait to order steel…and with backups all over the world on building products, I’m guessing that put them behind.  Thankfully, the cement is local and readily available.

A close family member who works for a major mid state steel fabricator told me this weekend that orders for normal steel for their projects may be January '22 before  they can get their orders.  They do many of the school projects and did the Graduate Hotel as well.  The back order is due to shortage and the incredible amount of steel that is going to Amazon for their warehouses throughout the country.  He says that the companies are in a bind in that they have to give Amazon first priority due to the amount of orders but it is at the expense of long term customers who are now suffering.

It would be a matter of priority, the warehouses are generating the business and the office work is being done, just other places until the towers are ready.

I had heard that 1 out of 4 steel girders in the U.S. are going to Amazon warehouses.

If all of the buildings start in and around Nashville Yards that can start over the next 12 months or so, there could be upwards of 20 or more.

A rundown.

Under Construction 

Prime, Alcove, Gibson Residence, Amazon 2, 

Proposed, Yards 3 resi. Towers, Office tower, probable Hotel, Entertainment Complex, Larger residential tower next to Grand Hyatt, Pinnacle Bank Tower, Amazon 3, Tower, on Church lot on Commerce & 9th, Highwoods office, Highwoods Residential, Highwoods Retail, Edition Hotel, ?

This is not counting the MODERA McGavock & the next Endeavor tower that will likely be underway.

Some of these projects will have two cranes.

The beams are for stabilizing the tower crane and will be removed when the girders arrive and reach that level.  Sadly, I think the wait for structural steel may be longer than we like.  But look at it this way: These could be the record-setting tall skinnies for Nashville!

I was talking to PHofKS yesterday and there are some clues in the Yards renderings as to the height of the residential towers it seems if those rendering are to be believed. 

If you look at the first rendering below you see two buildings in between the Pinnacle and the large residential buildings and both of those buildings are 20 stories plus.

So, in the second image you can see a little more detail with four buildings 1thru 3 are pretty clear, however 4 is hiding in the shadows and Pete had to point that one out to me.

I think that Number 2 may be the revamped hotel. The one hiding in the shadows is the one that was the 10 story  that is right behind the Holiday Inn.

I think these renderings were prepared with the old Entertainment complex. For example, the new rendering has office space at the corner of Church/Platform Way, but the Pinnacle renderings don’t show this.

In this most recent rendering below, the back left apartment tower (NW corner of 9th and Church) is at least 30 stories tall.

The one closest to the theater/entertainment complex in the back right also looks to be 30 stories.

The one furthest back on the right is harder to count, but also appears to be about 30 stories. 

In the NBJ interview, the SWVP representative stated that the MGM Hotel was no longer part of the plan.

So, we have to assume that all 3 of these that we can see are residential.

What we don't know (because the view is blocked) is if there is another tower in the NE corner of the site, hugging 9th Ave. North near Commerce St. Perhaps it is another residential, or perhaps its office, or maybe even a different hotel altogether.

I saw some 'Easter eggs'  in the most recent Nashville Yards renderings for the Pinnacle Tower revealing that seemed to show a poorly hidden, 22 story residential (?) tower on Parcel 8 where a 6 story building was originally proposed.  I noticed these first;

Pictures on the right side of the above card are from these two recent renderings.

 

Look to the right of and just behind the 38 story residential tower. The Parcel 8 mystery tower seems to be camouflaged (poorly).

Then, when the AEG project was redesigned and renderings were revealed, I thought I saw a third confirmation of the taller, mystery residential tower on Parcel 8.

My labeling of the newly revealed AEG/SWVP Entertainment district is based on some guesses along with some personal discussions I had with an individual connected to some early planning on this project.  (S)he gave me the heads up about the change from two buildings to three towers on the 9th Avenue side of the AEG district. However, the Parcel 8 project is the most fun to speculate on.  I would not be surprised if this tower was added to the renderings, but just not ready to reveal yet.

When you compare the above rendering to one of the earlier AEG proposals, the mixed-use, performance hall and hotel (?) seem to fall in the same footprint although the newly branded hotel could be a residential tower, instead. 

Take it for what its worth.

Are there any lots between Nash Yards and 5th + B where there could be more development to help “connect” the two in a way?  Almost make it a path from Lower Broad, 5th + B up to Nash Yards.

Don’t believe everything in the NBJ as gospel as the spokesperson had asked William to take that out as they said the hotel portion is not necessary dead. Adam just assumed, that, and the spokesperson was not quoted. It’s just like Drew reported the Chartwell apartment building at Gupton would be 2 stories tall. They are starting to do some reporting without checking the sources.

There are but the Carrell family owns one of the key lots (7th & Commerce) and they do not seem to be interested in selling anything. The small buildings on the corner of Rosa & Commerce are non contributing structures and could be redeveloped, but the lot close to that is owned by Metro, that is right behind Hume Fogg.
