Are there any lots between Nash Yards and 5th + B where there could be more development to help “connect” the two in a way?  Almost make it a path from Lower Broad, 5th + B up to Nash Yards.

I forgot there are two more options and I would not be surprised if SWVP is not trying to get.

One is the Holiday Inn on the corner of 10th & Broadway. The hotel in its current form is a giant under utilization of that lot and is screaming redevelop me.

The other lot that has been announced it was up for sale was the Southern Baptist HQ building on the corner of 9th & Commerce. That is another one I would not be surprised if SWVP’s would not have under contract. When they got the Union Station Hotel and Jumped Broadway, that surprised a lot of folks, so this property would not be a surprise now knowing what  they are now doing across the street.

The Southern Baptist HQ building is now listed as off market. That can mean 1 of 2 things, they decided not to keep the property for sale and stay, or they have a buyer waiting in the wings whenever they are ready to leave willing to meet their price or have already agreed to a price.

When I look at the map, I think there are just too many cool old buildings (like Christ Cathedral and the high school) to find a way to connect Lower Broad with Nash Yards.  I wish there was a way…just to make it more of a nice pedestrian friendly stretch of shops and entertainment…but there’s just too many things in the way that can’t be sold and rebuilt.

Absolutely, I would not want to lose the buildings in the stretch between Rosa and 9th either. I would be fine if they were reinvented into neat shops and restaurants but NOT taken down. Morgan & Morgan needs to vacate the building they are in and go into another building to give new life to the one they are in. I think they even own the building.

According to the press release Tuesday, MGM is no longer involved in the plan with SWVP acquiring their stake.  That's what the NBJ, Post, and Tennessean articles stated, and what I shared.  Could there be another different-branded hotel?  Perhaps.  However, nothing was said about that in the release, nor in the NBJ article, nor The Post article, nor The Tennessean article. But the three new towers that WERE mentioned are all residential (totaling about 1,000 units).   We'll just have to wait and see what little space that is left in that footprint might be able to hold something more.

It would be intriguing if in that whole development there would only be one hotel. Then again Capitol View only has one hotel in its massive development so maybe it wouldn't be surprising if Nashville Yards goes with just a single hotel.

There was conversation behind the scenes that others on the board were not aware of that I was emphasizing that the hotel portion of the project was not necessarily dead. That is what I was trying to make clear. This came from the spoke person. I do believe there will be a hotel component based on what was said and based on the renderings. I do not think it will be the rendering we had before, nor will it be in the same location, but will be about the same height. I think it will be a lesser brand. I will gladly give up the MGM for other buildings of greater height and more diversity of uses. The press release only stated that SWVP bought the MGM stake out.

As I stated in a previous post I think MGM was a bad fit for Nashville based on what they offer in other cities. There was a gambling bill introduced quietly in the state legislature last year and it quietly went no where. As long as you have the current group in charge you will not have that bill passed in TN.

I think gambling will happen sooner than later. Slots are right across the border in Kentucky. Bristol VA is getting a Hard Rock Casino. Once the state realizes how much money is being vacuumed out of the state they will change their minds.

Yep.  I’ve already made the point once before with Memphis and Southland Casino and Dog Racing in West Memphis, AR.  That casino in Arkansas brings in more money per year than all of the casinos along the Mississippi River south of Memphis COMBINED….JUST because they’re right next to Memphis.

I have now updated the map to show the new towers and the approx. locations of them on the map with the images I posed yesterday. Do not take this to the bank as like everything we have seen with the Yards, it can change. The footprints of these towers are just an estimation and we have no idea how this will play out. I just had to do something to fill in the spaces.

You can go to the map for further info. I have yet to add the news info and we have yet to find out the architects but we probably knw the answer, GSP.

Smeagols…who owns the two plots in blue…one is under the words Nashville Yards and the other is Cathedral Lot?

The Episcopal Church still owns the lot, however they entered into a long term lease with HRI out of New Orleans and they are supposed to build a high-rise there. It first started out as residential and then went to hotel. Right now the status is a little unclear, but we did have some contact with them recently. Holding pattern right now.

The other lot in question is owned by SWVP and was part of the original land deal when the bought the Baptist property.

Is there any word on what SWVP plans to do with that lot?

I knew at one time but I forgot and I would have to go back and look at a bunch of articles to jog my feeble memory.  I already have a lot of useless information in there anyway. Does anyone else remember????

I do believe that was what they were going to replace Billy Graham with. No offense Billy, but who’s ever the sculptor was, the Southern Baptist wasted their money. Michael Angelo, he was not. I think it might have been the same guy that did Nathan Bedford Forrest down on I 65.

I do wish we had some public art, that was on a grand scale and if I am not mistaken, this is Chicago.

Sore subject, no doubt, for Nashvillians.  I mean, you guys have Stix and the Elvis statues.  I just don't get it... you have perhaps the most renown American sculptor living there and yet, you have nearly zilch in decent sculpture. One of your native sons Red Grooms couldn't even get a longterm position of prominence.  One of the most attractive (Battle of Nashville) is virtually hidden from public view.  I'll throw an attaboy to the Schermerhorn for some nice statuary around there and Musica, but that's thin gruel.  Even Chattanooga blows Nashville away. We have lots of sculptures around town, and even Montague (Sculpture) Park.
