From the article:  But Edwards vetoed the project from the state’s construction budget, which had allocated $10 million for construction on the clinic, because the state didn’t have enough money to pay for it. OLOL had planned to match the allocation with $6 million of its own money.

 

They gave almost $30 million to build a Children's Museum in New Orleans.    Baton Rouge and Lafayette had to fund their own Children's Museum.

Planned unit development on tap for Zachary

A developer has plans for a planned unit development, featuring 692 residential lots, on a 200-acre plot of land in Zachary.

The residential-only PUD is called Templeton Ridge and will be up for consideration by the Planning Commission in December. The land is near the intersection of Old Scenic Highway and Samuels Road.

Bailey says he plans to break ground mid-to-late 2018 and will build in phases over the next eight to 10 years. The homes will likely be priced from $200,000 to just under $300,000. The project will feature roughly 692 single family lots, with homes ranging from 1,800 to 2,400 square feet.

The new development will have 41 acres of common open space with walkways, a lake and a pool with an amenity building.

That section closer to Highway 61 is a bit low.   They'll have to build up that area a lot, which isn't really unheard of.   It just adds to the costs of development.    The reason that it is heavily wooded and not pasture or a subdivision already is because it doesn't drain particularly well.

I think the area around Mt Pleasant/Zachary Road and Highway 61 would be ideal for large scale retail after the area develops.   Things like grocery stores, gym, fuel stations, and possibly a Target or Wal Mart super center.

How would you go about redeveloping the aging arterial roads in Baton Rouge?  

The format of both Airline Highway (north of Florida) and Florida Blvd (east of Bonne Marche) are both suburban in format, but aren't doing particularly well.   How would you go about redeveloping them?   It seems like a good overlay district with some street upgrades would be very helpful to both.     Widening the median on Airline and adding more lanes with some improved lighting would be very helpful.   Florida blvd is currently in the exact same format as Dublin-Granville Road in Columbus.   How could Baton Rouge improve that aging corridor?  

Both Florida west of Bonne Marchie and Plank Road are little bit different animal.   They probably don't need a capacity enhancement like Airline....and there are some good bones there in the sense that the format is appropriate for the street.   It does need significant improvement and reinvestment though - with upgraded pedestrian infrastructure, lighting, and bus-pull out lanes.    Plank Road especially may benefit from buried utility lines and new signage rules....and possibly grants and TIF to improve the existing properties there.    I was thinking that Plank Road could eventually see the road upgrades that Government Road is getting (without the road diet).   

 

There are some positive signs.   The area around Tony's Seafood/Cane's on Plank seems to be doing very well.    The old Broadmoor Shopping Center redevelopment on Florida appears to be a success.    I'm not sure I could see either Florida or Airline really improving without redeveloping or re-purposing the Cortana property.   It seems like the city could build on the success of those little spots and expand it to other parts of those streets.

New subdivision planned east of Baker

A new 161-lot subdivision is being planned for an area east of Baker, off Old Scenic Highway.

The proposed subdivision, Miraval, is being developed by CKB Development LLP and is slated to go before the Planning Commission at its Sept. 17 meeting.

Each lot would be around 6,000 square feet, according to the application.

201 acres bought for development near Zachary

 

Robert Daigle, the mixed-use developer who was behind the Village of River Ranch in Lafayette, has bought 201 acres near Zachary for $2.4 million for a new development called Templeton Ridge.

The 200-acre development, approved by the Metro Council in April, will have more than 700 home lots and will be located near the intersection of U.S. 61 and La. 964, with entrances on both roads.

Developer Prescott Bailey has previously told Daily Report construction of infrastructure and roads would likely not begin until early next year, with construction of the homes to follow by the end of next year.

The community will be strictly residential, with a variety of sizes and price points for homes. They’re expected to start around 1,700 square feet and go up to to 3,000 square feet, Bailey says. The whole project will be built in multiple phases over the next eight years.

Sorry to see the old Howell Place thread "Archived"... anything related went to newer  Northern EBR Development thread...Howell Place really transformed the Airport area along the Harding Blvd Corridor w new Hotels; restaurants ; Medical ; etc

I have to agree with the residents, that doesn't seem like a great spot.

Zachary City Council approves site plan for Days Inn hotel, despite some objections

 

The Zachary City Council on Tuesday approved a site plan for a Days Inn hotel despite pleas from residents of the area to deny the request, citing fears about traffic and what kind of clientele the place will attract.

Pinu Patel, of Patel Construction LLC, plans to build a 49-room, two-story hotel on La. 19 near St. Louis Street, a business he said will bring 25 jobs to Zachary plus temporary construction work.

Baton Rouge mayor, RDA announce partners for Plank Road project

Mayor Sharon Weston Broome and the East Baton Rouge Redevelopment Authority announced this morning their partners on the Plank Road corridor project, though details on the timeline or scope of the project remain scant.

The partners will help with planning efforts and community engagement. The group includes: J.P. Morgan Chase & Co., Investar Bank, Baton Rouge Area Foundation, Coca-Cola, General Informatics, WHPacific, ExxonMobil, Georgia-Pacific, Tony’s Seafood and APTIM.

“We cannot imagine Plank Road, we cannot imagine any ZIP code, being uplifted and revitalized unless we have the partnerships to make it happen,” Broome said, standing at the corner of Plank Road and Choctaw Drive. “Nothing happens without collaboration, and cooperation and partnerships.”

RDA President and CEO Chris Tyson says there are three components to the project: Transit-oriented development, addressing vacant and blighted lots, and a comprehensive revitalization plan. Tyson adds more details on each of those efforts would be forthcoming.
