One positive take-away, it adds a retail component to the block between Grand and Benson. With the 300 units Rise is putting in behind, It'll be nice to add a few more shops within walking distance.

It's funny, I used to really like what Third Coast did, but their recent projects have been absolute garbage. What happened?! I expect this one to be the same. With no parking.

When there's a high demand for housing in Grand Rapids and you can cut corners on costs, you can make a pretty nice profit.

Very exited about this project, it is going to contribute a lot to Midtown.  And these guys don't fool around - this projects started moving very quickly.

FYI, there is a collaboration between this project and the Third Coast projects - this projects oversized ramp will potentially provide parking spaces to Third Coast residents who are into that kind of thing.

Where did you hear that? I read in the city's agenda that the RISE project was vehemently opposed to Third Coast providing no parking for their Michigan/Benson project. Did that change?

Man does that thing ever look like a sewer stain compared to the condos in the background.  Cheap and fuggly got together and made offspring.  I'm surprised they didn't just cover it it in plywood, caulk up the seams, and call it good.  Cabrini Green taught Chicago a lesson we've quite clearly yet to learn.

This reminds me a lot of the multi-family buildings going up in Denver when I was out there last year.

I thought the same. The developer is out of Georgia. 

I actually didn't think they looked that bad. :P

Me neither. It's a helluva lot better than what was there. And if they are a good property management company, I wouldn't be worried. It's not like this siding will start to deteriorate in 2 years. ;)

And it's a mid-rise tucked into a residential area, which is perfectly acceptable to do siding on. as long as it's mixed with brick (IMO). The Belknap project also has horizontal siding and doesn't look that bad.
