But even "if", big "if", it was Wegmans to this location...wouldn't Ballantyne be a logical first store?  No long rezoning needed.  No rental leases to let run out.  No demo.  No massive infrastructure. And a much more accessible site being right off 485.  

If there were to ever happen I would guess Community House location in 3-5yrs and Providence in 5-10yrs.  

I think Ballantyne will be a location for Wegmans that site on N Community House Road and this site on Providence Rd is a great location too.  Barriers to entry surrounded by high income areas in every direction.  If you look at their Raleigh Triangle roll out you will see some are near Interstates some are not.   Interstate stores are the north Raleigh midtown store and Chapel Hill store.  the rest of the stores are away from Interstates the West Cary,  Wake Forest (town) and the upcoming Holly Springs.  Wegmans will draw from a large area but most will not drive by 5-10 other grocery stores to shop there regularly.   That being said the first stores will be destination stores and Wegmans has a restaurant basically inside and that will be very popular.  I love their pizza and once in a hotel in RTP ordered one from their west Cary store and went it picked it up.  It was great! 

Wegmans when they come here this Charlotte market will be a 5-6 store market as Raleigh Cary Chapel Hill has 5 stores. 

and I agree this Providence Road site is almost a food desert from what is there right now since Harris Teeter gave up on this location years ago.

Looks like Rea Farms Village plan has changed.  Where some of the office space was to be built  on the vacant land will now be 300 apartments by Greystar.  And they hired Foundry to lease the retail space.

Had dinner tonight in Waverly.  This place looks great and kudos to Childress Klein and Crescent both involved in the project.  Great mix of retail, hotel, 2 office buildings, for sale townhomes, for sale SF homes, apartments etc.  Very walkable and a de facto town center for south Charlotte and parts of Union County. 

they even wrap the townhomes around the parking decks to hide them.  Drove through Lincoln Harris Rea Farms Village and it was bustling too just much more spread out.  Greystar bought one of their office building sites.  That Lifetime Fitness and the mega Harris Teeter reportedly the 2nd busiest in the Teeter chain are big magnets over there.

Publix long lead time from announcement of a new store to actual construction I think this is part of their plans.  They announce a store like this one or the one in the Carmel Commons area to scare off new competitors then build years later all part of their plan.    But now it seems close to construction.  Plus all these infill sites they go into are more difficult to build on and usually have to clear the site.

The delay was for BofA to relocate because the Publix is going in their spot (BofA moved into the new spot a month ago).  I drove by this a few days ago on the way to the vet and there is a ton of construction stuff on site but I didn't notice any concrete being poured yet.

Waverly in south Charlotte shows you how a suburban town center can be very successful.  They have 2 full office buildings about 300K sq ft I think, lots of retail space anchored by Whole Foods, numerous restaurants, a Hilton Garden hotel, apartments for rent, townhomes for sale and single family homes all in walkable mixed used development. 

and it was bustling this evening for sure.   Kudos to Childress Klein for this project I think in conjunction with Crosland.   It is suburban mini city.

Rea Farms Village across the street from Waverly on Providence is bustling and has new apartments by Greystar rising where they once planned office buildings.  This project has retail, for sale townhomes, SF homes. rental apartments, a huge Life Time Fitness, a school, an emergency room by Atrium and a hotel and a Taj Ma Teeter the largest Harris Teeter in the market.  Plus they have some 55 and older only apartments called Overture. 

Look at the people using this lawn which is great.    While I don't like this project as much as Waverly which seems much more walkable this is still decent.

Speaking of Providence Rd I-485 area there is a mini new IKEA coming to Promenade on Providence just north of -I485.

The Swedish furniture giant said today it will open a 15,000-square-foot store this summer at 10844 Providence Road in south Charlotte. It has signed a lease for that space, which is within the Promenade on Providence shopping center.

It will allow customers to meet with IKEA employees to help with more complex planning and ordering, such as items for the kitchen, bedroom and bathrooms. Exciting news for Providence and Fairview.  Levine will now own the site and it can sit untouched for another 11 years.   

"Levine, of Levine Properties, declined to disclose the terms of the settlement but said that he will now own the property, an 11-acre site that was the former Carmel on Providence apartments. It is now vacant land. Levine said he’s unsure what his plans are for the site."
