Can't believe they might actually build this!  In 2014 we sold our house in 7 days and hadn't found a new house yet so we moved into Strawberry Hill (the buildings right next to Fresh Market) on a three month cheap lease.  They had only been renting these few buildings with short term leases only (and not investing any money in them) as they still had hope that this project was going to get off the ground. 

Now I am missing walking 20' to Fresh Market for dinner and beers and my $5 full breakfasts at Phil's :-(

A great aerial shot of the Waverly development where the apartments are moving in tenants and David Weekley is closing homes. Retail up next and it says 80% leased. The new 6 story office building has just permitted and will be built on spec.  The retail is in the upper right corner and Providence Road would be at the top of this photo. http://www.childressklein.com/childress-klein-welcomes-first-residents-solis-waverly-development/

Unfortunately, it looks like much of California with all of the clear cutting of trees and the treeless neighborhoods. They will eventually grow back, but looks bad now.

I have to agree. It really upsets me when I see developers just completely clear an area of trees, trees are part of Charlotte's identity: we should be embracing them not cutting them down.

Re: trees  (and this is going to be a very unpopular opinion here) I do hate the clearcutting of trees in neighborhoods (and specifically selected a suburban neighborhood in Weddington where the builder did NOT do that) but I do find the overabundance of trees by the interstates to be interesting.  Out of town visitors and passerbys think that theres nothing here.  Examples:  TIAA off 85, IKEA, the Ballantowers, a lot of stuff off of 77 north, Carolina Place Mall...all barely visible from the highway.

^ That used to annoy me as well until I spent time living in a few places in which development was interstate oriented, made for very lifeless and artificial feeling spaces.  But yeah here you have to hurriedly point out to people the glimpses of urbanity hiding behind the canopy. :)

Well I don't like tree removal of any kind myself living on a heavily wooded lot, however a growing city has to grow someplace. Waverly is a well thought out master planned development with housing, retail, offices, shops, medical offices. I prefer a Waverly to another strip center with no connection to anything. Myers Park was farmland in the early 1900s and I am sure people decried the development of that too. The NoDa was farmland too until the mills opened and almost overnight a mill village of homes sprouted up. As a city you either grow or die or stagnant. Whether we like it or not Mecklenburg county will soon be completely urbanized. I would rather it be well thought out developments like Waverly or the upcoming River District than just growth like Independence Blvd.

Still?  That's Ardrey Kell that comes from the top-right of the pic and essentially dead-ends at the roundabout.  Or will Ardrey Kell make a left there and head off the right edge of the pic and then turn toward Tilley Morris?

Edit: Hmmm, yeah, after looking at the Waverly site plan on Charlotte Future Map, AK does indeed turn left at the roundabout and then dead-ends at the end of Waverly.  The site plan doesn't match the proposed alignment of the AK extension (drawn on the Future Map), but it looks like they could still make it work over to Tilly Morris if they want to in the future.

Ardrey Kell is making a turn at that circle going through Providence Farms Crescent's adjacent development then through the new Pulte neighborhood to Tlley Morris according to this article. http://www.bizjournals.com/charlotte/blog/real_estate/2015/09/pultegroup-joining-rush-of-development-at.html

A couple of points on this....as there has been some delays.

1 - There are issues with the CMS lease.  Both in how it's structured/valued and how the bid process was done to how it was approved by CMS.  Not sure they can overcome these issues.  

2 - The zoning request has been delayed multiple times over what is assumed multiple reasons.  When they announced this facility in 2015 they projected it to be open at the end of this year I believe.  As of today, they are not even going to go for a zoning request until Jan 2017.

 

The location, which is a horrible one for this facility, is located right in the 'golden crescent' of neighborhoods with families that have the means to spend money on Johnny or Jill chasing the dream.  My personal take is the Belk family connections were used to pull a quick flip but USPS did not expect the backlash from the community to be what it is.

I like a lot of the site plan here but I think they missed an opportunity with the parking deck.  

I used to live in San Diego and on the other side of a development called Fahrenheit in the East Village/Ballpark district.  Image below.

What they did here was 'wrap' the parking ramp that sat in the center of the city block with condos (2-7) and town homes / retail on the ground floor.  This creates a great sense of space while at the same time providing a massive amount of parking.  

I wish something similar could have been done here as that would have put retail at the foot of the parking ramp rather than on the other side of the main entrance.

Right?

I still debate some people that think the East Village would have become what it is without Petco.  These are mostly people who don't want a new chargers stadium and want to rewrite history on what the baseball stadium did.  

We left in 2014.  I go back often and it's night and day from when I left almost.

Went by Waverly (Childress Klein and Pappas) , Rea Farms (new Lincoln Harris project) and Providence Farms (Crescent) today. ALL three are in development. Waverly is furthest along of course. See photos. Many David Weekley homes sold, now preselling townhomes which will be around 2 level parking decks. CVS is about to open. Lots of different varying building materials being used. Solis apartments being rented and occupied. 

Rea Farms: Talked to a friend in the know and he said the big retail anchor in Rea Farms will be a supersized Harris Teeter to replace the store in front of Rea Farms on Providence. Kroger wants to do a huge prototype store for Harris Teeter (many Krogers are well over 100,000 sq ft in much smaller markets) All residential lots have been sold to Standard Pacific now CalAtlantic homes (375 lots) Retail space at Rea Farms getting lots of interest will be very upscale even more so than Waverly.  

Providence Farms has now started site work.   Sorry for the overcast photos this morning no sun out when I went by.   Photo 1 back of Whole Foods 2. Not yet open Solis apartment building others have opened 3 David Weekley homes being closed and moved into. 4 From Providence Rd

Thanks for the update!

I wonder what will happen with the current Harris Teeter at Rea Farms.   Whole Foods is going in this area as well.  I wonder if Trader Joes would look at this location.  Then again, it has a functional parking lot with a reasonable amount of spaces for the store...so it would probably be disqualified by corporate.

From what I heard the whole Harris Teeter anchor shopping center is on a land lease for about 20 or so more years. I doubt Harris Teeter would allow any food retailer to go in there but other soft goods retailers might be allowed. It might be redeveloped too. I forgot to mention Rea Farms Lincoln Harris development will be in Jeffersonian style (brick classical architecture) and the retailers small shops will be like a Phillips Place.  So in 1/2 mile radius you have all 3 of the biggest Charlotte developers developing something simultaneously. I have never seen so much red dirt flying!

I reported this last week but now makes into the media. CalAtlantic buying the for sale residential land in Rea Farms, Lincoln Harris development on the Charlotte Golf Links site.     Urban Planet Charlotte is the place to go for tomorrow news today! It is hard for anyone of us to keep with all the growth in this metro area.

Massive land development work being done on the Lincoln Harris Rea Farms site which will have a super sized Harris Teeter larger than 120,000 sq ft, Lifestyle Fitness center, a CMS school plus hundreds of homes and apartments. There was  a good bit of rock on this land the old Links Golf course.

The USPC has withdrawn their rezoning petition and this land will go back to CMS.  Which is great news.  The terms of the deal with CMS were not only a joke but the deal itself had some legal issues.  Incompetence in the school board does not even cover all of what happened here.

No idea where they will relocate to with the Belk boys money but the whitewater center just purchased an additional 488 acres.....
