I really like what the Design Center of Southend is becoming. Two weekends ago, some friends and I walked over to Hawkers(was pretty good). While we waited, we walked down to Barcelona and got a drink. Barcelona is very nice on the inside. I really liked the whole area and can't wait until more retail goes in there. The weather was mild and not raining for once so there were a lot of people walking around. I can only imagine what that area is going to be like this spring and summer.

Question to those who frequent Southend more than I: What security presence do you see, public or private space? As this area becomes a 20 hour/day space I think it will attract more of all kinds of people. I have seen CPD on bicycle (rare) and rarely (never?) in cruisers.

I am usually surprised at the lack of police presence. I live in Southend and they occasionally hang out in the lot across from All American and cruise around at night, but not as much as uptown and certainly lack the private security of uptown.

I have been hanging out in Southend for nearly 20 years and it has consistently been the part of town where I see the fewest police or security people. Having said that, it felt a little unsafe to me 10-20 years ago since there were so few people around but these days it feels super-safe to me thanks to the number of people who are constantly passing by.

Nah, they definitely cannot wrap it. Its 1.3 acres, 900 spaces. To put that in perspective, Ascent is 380 spaces in .6 acres. So this is 2.5x the spaces on 2.5x the land. So basically it'll take up all 1.3 acres with parking and retail. then probably a 12-15 floor building on top. So I'll go with a prediction of 325 feet.

Wow. Site looks bigger from the street. Maybe I should limit my cerveza count at Superica.

Theres more than 1.3 of developable land on that block, but I'd expect the West Blvd frontage to be reserved for an eventual hotel phase. Makes you wonder though... how long until 1800 Camden is no longer the highest and best use.

I enjoy urbanization and density for Southend, but I hope it’s done well.  Things can easily veer into the area being the bland generic cousin of uptown.

It’s being done so well. IMO, SouthEnd has grown so fabulously and much more of a success than I thought it would’ve.

The Hawk construction site the 13 story apartment tower by RAM.  I love that name by the way and it will soar above this part of South End for sure  until Childress Klein's office building gets built.

Lunch in the area (and boy was that Mexican lunch great!) and I also took photos of the piles being driven in at the Hawk apartment tower site.  This building once vertical should snap together pretty quick  using precast concrete panels.    the old Nebel mill is great example of historical preservation and adaptive reuse.  Home of the very popular Superica and Barcelona Wine Bar among other tenants.

Crescent Circle South End at Bland and South was built starting in 2007 -08 and this site was the former trolley barn for forty years and then Duke operations and truck center after that. The soil must have been some kind of trouble because they pounded wooden piles into that site for months and I mean many months. I could hear it from my house and it went on for an interminable time. This was after they removed much of the soil. The wood piles remained in the soil as best I could tell. If some specialist can explain the solution they were using that would be great. I have never seen or heard such a remedy.

I know that it was a brownfield (and maybe Superfund) site, so much of the soil was likely contaminated.  The piles were probably related to that.  I don't know exactly what a pile would do to contaminated soil.  Sometimes they require folks to remediate by "airing out" the soil.  Sometimes you can encapsulate it.  the piles may have been part of a  bridge over the contaminated soil to encapsulate?.....

Design Center photos from the Rail Trail.  Re-roofing the old Nebel Mill where my Superica is and I could hear the pounding on the pile driver over at the Hawk.  I pray they are not doing that on Sunday!  My nerves were shot just walking by it 2 blocks away LOL.   Still love the Ashton for its height and all brick construction.

Design center was crushing it yesterday. 30 minute wait for a table at 2:30 at Hawkers. After walked over to Barcelona. Place opens at 4 and by 4:05 the bar and patio tables were full. 

Didnt partake but the line at Jeni’s was never less than 20 people.

Food and drinks were excellent at both. Bartender at Barcelona was fantastic

There was probably a 50 foot line of people outside of Jeni’s at about 5pm last night. I was going to grab some ice cream but didn’t feel like waiting quite that long.
