From the Nashville Post:

St. Louis, Missouri-based residential developer JPL Development, LLC has purchased The Villages at Peytona Downs in Gallatin and plans an apartment project.

The seller was Gallatin-based real estate investment and development firm Green & Little

Financial terms of the deal were note disclosed in the release.

JPL eyes a 304-unit garden style apartment development. The general contractor on the project is BACAR Constructors, and Lose & Associates, Inc. is the civil engineer.

The 21-acre The Villages at Peytona Downs is located just south of the Greensboro Village mixed-use planned development.

Ashley Bishop, owner and principal broker of Site Selection Tennessee, represented JPL Development.

“The Greensboro Village master plan is centrally located with close proximity to retail, restaurants and grocery stores and allows quick access to Vietnam Veterans Boulevard,” Bishop said in the release. “Volunteer State Community College and the Gap Distribution Center are located just east of the site. Both provide ample populations for continued development and growth of the area.”

Looks like Emery/Spectrum is getting ready to start 3 Franklin Park. However, the massing shown here is the story because this indicates only a 10-story building in an area that just had the zoning increased to 16 stories

EDIT, Pat Emery says 3rd building at Franklin Park "on the table." Decision-date nearing. Teases that it'll have a rooftop terrace

Site work is underway for construction of the $120 million first phase of Northside McEwen, which overall will bring offices, apartments, a hotel, restaurant/retail spaces and greenspace to 45 acres in Cool Springs.

Atlanta entity has contract to buy Cool Springs property

Atlanta-based developer Core Property Capital has a contract to buy a 30-acre Cool Springs property on which a large-scale mixed-use project is being eyed, Nashville Business Journal reports.

The property, owned by SouthStar LLC is located at Exit 67 of Interstate 65 and is zoned to accommodate buildings of up to 12 stories.

The site had been marketed for what was to have been called "Franklin Summit."  It is one of the few large-scale undeveloped parcels in Cool Springs, NBJ reports.

CPC is using has Nashville-based land planning and engineering firm Ragan-Smith Associates Inc. to handle site work.

I tried to relocate this data source once but couldn't find it, but I saw a few years ago where the Nashville MSA had a ridiculous number of million dollar homes. It was much higher than most of our 'peer' cities and as many as some higher tier cities. Wish I had found it.

It is partly because our property taxes are so cheap.  People here can afford a significantly higher mortgage payment because our property taxes (which are typically escrowed) are less than half of many peer cities' property taxes. A million dollar house in Williamson county will pay ~$6000-7000 in annual taxes. In Nashville it would run a little more than that.  Compare that to Columbus ($20,000), Austin ($15,000), and Charlotte ($12,000). That translates to a monthly savings of $500-1200 per month.  When you include real estate taxes, Nashville isn't quite as expensive as our sales prices would indicate.
