Another huge Cool Springs area development in the works:

A pair of Franklin developers (SouthStar and Chartwell Hospitality) today jointly bought a 22 acre site at  the SW corner of McEwen Dr. and Carothers Parkway from Vanderbilt University Medical Center. The latter had originally envisioned a $200 million medical complex, but tabled the plan 5 years ago. Several developers had proposed deals in recent years but faltered for various reasons.

The new partnership plans on a $700 million mixed-use development.  More details will come at a later date.  Buildings on that site can reach 12 stories under city zoning — a height that is all the more enhanced by the fact that the land is elevated above that northbound interstate exit offramp.

Now, SouthStar — which is partnering with Chartwell for the first time — has 52 contiguous acres of land under its control.

Williamson County's residential real estate market is thriving, with the median sale price for single family homes more than $50,000 higher than at this time last year.

The median closing price for those homes was $503,250 last month, up from $451,100 in April 2017

MarketStreet Enterprises and Cincinnati-based Al. Neyer are in talks with National HealthCare Corp. The Murfreesboro-based company, which operates nursing homes and assisted-living communities, is seeking to develop about 12 acres of land it owns on Cool Springs Boulevard, adjacent to one of its facilities.

Crain Construction is targeting a year’s end completion on a 4 story , 33,000 sq. ft. Class A office building in Mt. Juliet at 1010 Pleasant Grove. The building will offer balconies with views towards downtown Nashville, a landscaped courtyard and surface parking.

Wow---Amazon at it AGAIN.  

According to multiple real estate sources, Amazon  has canvassed the region for another distribution facility. Sources said the company initially sought roughly 300,000 square feet of space and is now eyeing an even larger footprint. Multiple sources identified a building in La Vergne as one of the company's top prospects, though they said no lease has been signed.

The potential operation is separate from Amazon's newly signed lease (just last week) for an industrial building five miles north of downtown Nashville, perched above the point where Interstates 65 and 24 split.

In particular, sources identified the building at 400 New Sanford Road as a top contender to land Amazon. That building contains more than 500,000 square feet and has room for a 250,000-square-foot expansion, according to a listing brochure.


No word on how many folks would be employed at THIS distribution site.  The one announced last week was for 500 new employees.

The City of Spring Hill has revealed the concept design plan for the new Spring Hill Public Library, which will be greatly expanded in renovated space at the Northfield Conference Center recently purchased by the city.

I don't know if anyone has posted this previously, but I just noticed they're supposed to open a Stars & Strikes family entertainment complex in the old Kmart in Smyrna.

The new Smyrna location will have 24 bowling lanes, eight of which are VIP lanes, along with bowling leagues for all ages and skill levels.

In addition to bowling, Stars and Strikes will boast a 7,300-square-foot arcade and prize store, a two-story laser tag arena and indoor bumper cars.

The company is also opening an escape room at the venue. Escapology will be an interactive adventure game designed for small groups. Teams work against a time clock and must solve puzzles to figure out clues and solve the mystery in order to "escape" the game.

Diners can enjoy chef-crafted meals in the 7/10 Grille restaurant and a large full-service bar that will be surrounded by big-screen TVs for sports viewing. Fare will feature a variety of appetizers, salads, sandwiches, specialty pizzas and other house-made items.

The Main Street Lounge will house VIP bowling lanes in an upscale setting ideal for larger events.

There will also be private party rooms, as well as a top-tier corporate event room that will have a private bar and room for 150 guests. 

 

The new Stars and Strikes will offer affordable birthday and event packages that are custom designed to accommodate budgets of any size. 

To date, Stars and Strikes has 11 other venues in Georgia and Alabama, with the first Tennessee location opening in Smyrna. The company will invest over $7 million in the Smyrna facility, creating over 100 local jobs.

The first chunk of a major mixed-use development in the Cool Springs commercial hub will open in fall 2019, now that construction has begun.

The 45-acre McEwen Northside project will initially feature an eight-story building with office space, restaurants and stores, and a 274-unit apartment complex — all across from a 2-acre park. Bell & Associates Construction, of Brentwood, will build the office and retail space. The work is beginning without tenants in hand.

One of the largest yet-developed properties in Brentwood recently was listed for sale for $6.5 million.The 8.44-acre property, which is zoned for residential use, sits within both Davidson and Williamson counties. It has an address of 551 Church St. It frontage is located in the Davidson segment.
