Maury County: Columbia will be the home of a new manufacturing and distribution center for Fiberon Decking.  It will create 310 new jobs.

That building looks almost exactly like Mar's old HQ off Cool Springs BLVD. Has that building been filled?

Dickson County:  Monogram Assembled Foods will start a new operations center in Dickson with a $53.5 million investment that will bring 400 new jobs. They will move into a structure formerly owned by Conagra, and apparently expand it.

Williamson County: Fairview will have up to 1,000 new homes (both single family and townhomes) being built by Regent Homes in the next several years, including Fairview Town Center, The Groves, Fernvale Springs, Pepper Tree, Sweetbriar Springs,  and Otter Creek.

Wilson County: Lots of school expansion is being planned.

District officials say the need for space is only becoming more urgent as Wilson County’s population growth spurt continues. Over the past decade, Wilson County's population boomed 29.6% to 147,737 people, according to the 2020 Census.

Wilson County Schools’ growth marches forward as the district expects to surpass 20,000 students in 2022, whether this spring semester or next fall semester. Wilson County had 11,500 students after the 1999-2000 school year.

Year 1:

- Gladeville Elementary ($4.4 million): Expansion to include classrooms and other space to increase school capacity to 1,000 students.

- North central elementary school ($40 million).

Year 2:

- Lakeview Elementary ($15 million): Multiple renovations and upgrades, additional classroom and hallway capacity.

- Mt. Juliet Middle ($15 million): Multiple renovations and upgrades.

-Watertown Middle ($44 million):  Both a new school or large remodel that would include tearing down certain portions and rebuilding are being considered.

Year 3:

- None.

Year 4:

- New north central middle school ($82 million).

Year 5:

- New north central high school ($160 million).

Wilson County: Lebanon is being proposed for Hancock Crossing, a 32 acre, 121 single family home subdivision north of town square on Hancock Lane near Coles Ferry Pike.

Additionally, Carver Crossing is a 33 home subdivision being set for Carver Lane north of Hwy. 70.

Williamson County: Franklin's McEwen Northside 45 acre mixed-use project has added more tenants to its 7 story office building: Kimley-Horn Planning & Design, Gutterglove, and CorVel.  Mitsubishi's North American HQ takes up most of the structure.

The next office structure, which will feature 126,000 sq. ft. of office space and 26,000 sq. ft. of retail is currently u.c. and should be complete late this year. OMINIA Partners will be the primary office tenant. 

Also, Phase Two of the residential  portion which features 424 luxury units, is also u.c.

I thought this might come soon after BJ's announced in Wilson County last week and other factors. I have a former law partner (I left the firm two years ago) who lives in H'ville, and he's a close friend. He told me that 5-7 years ago Costco was approached by city leaders who offered them a site in the Indian Lake development.  They declined at the time citing "not enough of their demographic" as the reason.  Hendersonville is the largest city in a county of 200k (albeit recently attained) residents and very close demographically to Bellevue.  After Meta/Facebook announced in Gallatin, it seemed just a matter of time. I am a bit surprised they didn't settle on a site a bit farther north, in the rapidly growing area between H'ville and Gallatin, but it seems a lot of the Rivergate shopping complex is migrating toward Sumner County.  Full disclosure, I bought lake front property in that vicinity a few years ago for a retirement location.

The area between Gallatin and Hendersonville is filling in pretty quickly and is quite nice. Vietnam Vets is certainly easier to deal with than other commutes into Nashville, particularly 24.

Wilson County: Lebanon will see Woodbridge Glen (500 single family and townhomes) off Woodall Rd. being developed by D.R. Horton out of Texas.

Wilson County: Lebanon will see expansion of the 17 acre mixed-use development near the intersection of South Hartmann Dr. andAviation Way.  An unknown amount of 3 story townhomes (awaiting site plan approval) will be added to the 240 unit apartment complex called the Fitzroy at Lebanon Marketplace currently underway.   The developer, South Hartmann Partners LLC, has just secured a $31.8 million loan to finance the additional work.

Dickson County: Dale Tile has pledged $140 million for an existing 250,000 sq. ft. QuadGraphics manufacturing facility by Dec. 2023 that will create another 245 jobs.

Also, a new county health dept. will be built in Dickson with a $6.5 million grant.

And the historic Dickson County Courthouse (circa 1830) is being set for a renovation that could include a museum for the county.

A county-wide growth and transportation plan is being considered for growth over the next 40 years.
