Dickson County: Freed-Hardeman University is phasing out its classes and degrees offered at the Renaissance Center (3 stories, 100,000 sq. ft. including a planetarium on 7.5 acres) and will soon auction off the structure on Hwy. 46.  The high tech facility was built in 1999 for $25 million.

Cheatham County: Ashland City will be the home of  the 120,000 sq. ft. Corsair Artisan Distillery on 15 acres  at 1016 Trinity Rd. It will have a production capacity of 24,000 barrels of bourbon, Tennessee whiskey, and rye whiskey annually, which is 12 times as much as Corsairs other two Nashville area breweries combined.  Eventually, there will be storage for up to 100,000 barrels at any time, and will employ 50-60 people. Pfeffer Torod Architecture is in charge of the design. Bell Construction is the contractor.

Williamson County: Franklin will be the new home of Gary Sinise (Lt. Dan from "Forrest Gump") and his foundation that helps veterans.  No word on the location of the new HQ which is making the move from California.

Wilson County: Lebanon will be home to another industrial park on 252 acres at Franklin Rd. and Highway 109. Griffin Partners Development is proposing 3 huge warehouses with over 2 million sq. ft. of space.

Towns like Mt. Juliet could probably grapple with their growth a lot better if they had some semblance of a master plan that didn't involve just approving any and every far flung sprawling subdivision and then racing to go annex it.   Places like that aren't as much organized towns as they are just a loose collection of disconnected insular developments that happen to fall under the same civic umbrella.

That's not really what I meant by a master plan, although that's my fault for using vague verbiage.  I had no doubts that they at least had some sort of rudimentary zoning guidelines, but that's a pretty low bar.  I was referring to an actual structured plan to how their community was going to be laid out and built... i.e. not a sprawly, inefficient, disconnected hodge podge.  Certainly far from being a problem exclusive to Mt. Juliet of course, so I don't mean to pick on them.  But my point is that effective urban planning ultimately leads to a savings of money, energy, time etc. resources so it's frustrating that more burgeoning suburban towns seem to shun that approach.  Anyway, don't mind me.  I'm just a curmudgeon shouting at the clouds.

Wilson County: Mount Juliet is going through the approval process for  a new Panattoni development preliminarily known as Project Jolene that features two large industrial buildings totaling 463,000 sq. ft. on 47,5 acres that is surrounded by Golden Bear Gateway, Rutland Drive, and Athletes Way.  9 acres of the site will also feature commercials uses.

Speaking for Mt Juliet, I was invited to observe a multicultural celebration at MJHS yesterday.  There are 30 nationalities and 18 languages represented among MJHS students, something which surprised the heck out of me.  And the largest group?  Egyptians, with over 100 Egyptian students at MJHS.  While that pales in comparison to Metro's 100+ languages, it's still a gigantic increase from just 10 years ago when pretty much the only foreign language spoken among MJHS students was Spanish.  I was able to talk to a few parents including a family from Uzbekistan, and without exception all of them moved to MJ from Metro because they wanted better schools for their kids.

Say what you want about poor planning and other problems with suburbia (which I totally get), but it looks like many immigrants want what American families want:  good schools and safe places to raise their kids and nice neighborhoods with lawns--things many couldn't ever dream of in their home countries but can do very easily in MJ.

Wilson County: Lebanon will see Cumberland Villas (2 stories, 116 townhomes) built on 17 acres on Legends Drive and Tater Peeler Rd. by Tupelo Honey Land Development.

Panattoni is running as full steam in this area of town. I remember working with them on Under Armour when it was being built,  and now the bulk of our customers in that area are in Panattoni buildings.

Wilson County: Lebanon will see another large warehouse, this being Karis Cold Storage, a 204,000 sq. ft. space on 15 acres on Tater Peeler Road near the intersection of Interstate 40 and Murfreesboro Road. Koris purchased the site for $3.7 million.

Wilson County: Lebanon will see another residential complex known as Hudson Apartments featuring seven 2 & 3 story structures with 166 units on 9.6 acres at Maple Hill Rd. just north of Main St.  The developers, Marcus & Millichap, hope to get underway this summer, and be complete by the end of 2023.

Sumner County: Updates on two massive development in Gallatin:

1) Goat Farm: besides the Ford Ice Center (2 rinks), there will also be 60,000 sq. ft. of retail; a 120 room hotel, 70 condos, and an outdoor family entertainment area. Rendering below.

2) Nexus will include 100 acre business park (2 million sq. ft. of office and warehouse space); 120 acre mixed-use (1.1 million sq. ft. of retail including a grocery, 900 multi-family units made up of homes and townhomes). Aerial photos of site below.

I wouldn't really call La Vergne "the countryside", but I'm sure when this couple moved in 35 years ago it was nothing but fields and farms. If the city did in fact follow their bylaws on the rezone, then the issue is moot. I don't think it is totally unfair for the developers to sue the neighbors, especially if the neighbors opinions are starting to financially hurt the developer. Without actually seeing anything from a context perspective (because that does matter in these arguments), it is hard to tell how much of an impact it will have. My guess is it will look something like the retail/apartment development along Franklin Pike where there are apartments set behind large box retail and Chick-Fil-A and such. To me that is pretty appropriate for La Vergne (again, not knowing where in town it is located and what is surrounding it)

Sumner County: Gallatin City Council has approved a Staybridge Suites Hotel (4 stories, 120 rooms?) to be built on 3.76  acres south of Nashville Pike and east of Browns Lane.
 

Council also approved construction of a new, $2 million  community center at Clearview Park on Chambers St.

Wilson County: Lebanon will have another larges residential community called Cedar Ridge Farm, featuring 732 apartments in 26 buildings on 44 acres on Carver Lane north of Alhambra Drive. Cedar Farm Owner LLC is the developer, paying $9.9 million for the land last week, and securing a $13.4 million loan from Wilson Bank and Trust right after that. No word on when this will start.
