That's sort of a no brainer considering that what they do now.  When I saw the article on the news and they said that they did not know what was planned I thought, well it's probably a mixed-use project.

Nothing on the SE Venture website, not that they are exclusive to them. Nothing on the Hill site either.

Wilson County: Some large new distribution center news....

1) Walmart has leased a 925,000 sq. ft. warehouse at Hwy. 109 and I-840 for a distribution center that will employ at least 100 people.

2) New Balance Footwear has signed a lease for 355,000 sq. ft. of a new Panattoni warehouse adjacent to Nashville Super Speedway that will also employ at least another 100 people.

Why are we still allowing  our suburban communities to be built in this fashion?  You essentially have an entire neighborhood of 1,850 homes being filtered out onto a single primary thoroughfare via a single feeder road.  This seems to be par for the course.  As sprawl approaches an area, a formerly small rural road is converted into a four lane highway, and we proceed to just thoughtlessly plop all future development along it, which all funnels onto that road and only that road, which funnels onto the nearby expressway and only that nearby expressway, and so on and so forth.  And we wonder why we have such horrendous traffic issues??  THIS is the kind of thing we have to address if we want to tackle our traffic problems.  Mass transit it great, and we need it.  Badly.  But mass transit isn't going to alleviate traffic by itself, especially in a built environment such as this, and it isn't supposed to.  It's just supposed to provide people with an alternative to sitting in traffic for two hours per day.  Rant over.

It happens everywhere and not much we can do about it. If you look at Phoenix, Washington DC, Atlanta, Philadelphia or any other large city with burbs this is what you see.

It's just the nature of planning everywhere.

The below is a screen shot of a burb 10 miles outside of Philadelphia on the NJ side where I have driver and the traffic is just as bad. 

Below that is an image of suburban Phoenix or should I say what is mostly Phoenix as there is mile upon miles of the same thing there. There they can just build the roads as then need them from scratch but you can imagine the result is pretty much the same if all of these folks from these hundreds of subdivisions are heading to work at the same time every day.

This is a problem everywhere.

The image on the bottom is about 25 or 30 mile north of Atlanta off GA 400. Look at all the dead-end roads and the limited access routes out of the area. Planners will never learn as they do what developers are allowed to do under current codes. Most of the codes are outdated and municipalities just are not forward thinking enough to change them until after it is too late.

Robertson County:  Temple Baptist Church in White House is beginning a $5 million building project that will include an 850 seat sanctuary and new youth center on Marlin Rd. near Hwy 31 W.

Williamson County:  Butters' Ace Hardware (1 story, 17,500 sq. ft.) will break ground in ThompsonStation at 1109 Elliston Way near the intersection with I-840 this week, with plans to be open by August 2022.

Wilson County: Lebanon will see a new 190,000 sq. ft structure where luxury motor homes will be built at 640 Murfreesboro Rd. National Indoor RV Centers will employ 70 people there.

NASHVILLE Tenn. – Tennessee Gov. Bill Lee, Department of Economic and Community Development Commissioner Bob Rolfe and Nashville Box, LLC officials announced today the startup company will invest $3.3 million to establish new operations in Wilson County.

The corrugated box manufacturer will create 48 new jobs in Lebanon.

Williamson County: Nolensville continues to boom as Regent Homes is planning a massive 2,000 home development on 129 acres as an expansion of their Carothers Farms development off Battle Road. It will feature a mix of condos, townhomes, cottage homes and single-family homes. They hope to break ground by summer of 2022.

Wilson County: Lebanon's new Walmart 925,000 sq. ft. e-commerce warehouse that is mentioned above in this thread (Nov. 23rd) will now have 300 employees instead of 100.

"This facility will include game-changing automation technology that’s radically disrupting the supply chain, improving the customer experience and saving time for associates," said David Guggina, senior vice president, automation and innovation at Walmart U.S. That will include the use of artificial intelligence software as well as robots that will retrieve products and ferry them to employees at the facility for packaging.

Williamson County: Nolensville will see 2 more residential subdivisions:

1)  Willowbrook by Drees Homes will feature 44 single family homes on 42 acres along Sanford Rd. near Nolensville H.S.

2)  Franklin Terrace at 7335 Nolensville Rd. will have 221 homes on 28 acres that will also include restaurant and retail spaces.

Wilson County: Lebanon will have another subdivision by LGI Homes called Hickory Knoll of Hickory Ridge Rd.  It will be made up of single family homes, but no word on when it will start, although some site development seems to be underway
