Not sure how credible the study NBJ cites really is, but neat fun fact that WilCo apparently has highest median home size in the US:

I like how they say Stafford County, VA is south of Washington.  Read literally, that basically covers pretty much every county in Virginia, tee hee.

From the looks of things in a photo accompanying a write up by WW, it looks like just another piece of suburban cr@p. To borrow the worn out cliché: "The 1980s called and they want their brick suburban office building back."  Isn't it a shame that Brentwood hasn't evolved beyond this?

Are we sure it's a rendering of the new building? It looks exactly like their existing building.

 

Maybe so.  That would explain the 1980s look.  

 

I don't recall seeing any caption or description of what the building in the photo is, and just assumed (since the piece was about it) their new building. It even looked like a drawing on my computer screen.

I am hopeful that this project will be better than a normal suburban strip mall... though I hate that its losing the residential component. I loved the streets of brentwood idea/design.

 

There is the development just south of there that will have a town center vibe to it where they are redeveloping the office complex south of harris teeter. Not to mention the condos/flats being built  between franklin road and the interstate in that general vicinity as well.

 

It seems developers and the city are trying - but folks who moved to an area with large mandatory lot sizes aren't super keen on density.

 

And as someone who works in Maryland Farms... there has got to be a transit solution in the future. I do all sorts of illegal parking lot cut throughs to get out to 65 every day because using actual roads, even at 4;30, takes nearly 20 minutes just to go maybe 2 miles. Once these new projects are completed - the traffic volume will increase significantly. BRT lite has got to come down franklin pike from downtown and there needs to be spoke service off of that line through Maryland Farms. I will gladly stop driving and by a year pass for the bus if that occurs.

Yes, you are right. It's typical of a karst region. The various sinkholes around the campus have been beautiful integrated into the landscaping and planning.

 

And the national attention is good actually. It lets the country know there is a new stadium under construction. Perhaps a recruit or two will see it.

I was recently at the Avenue in the boro and noticed accross the street, off Robert Rose Dr, construction of what I could only describe as a community of all brick rowhouses. Seems a bit out of place in city like Murfreesboro, but it got me to thinking: That area around the avenue is prime for development, how nice would it be if they focused on creating a pedestrian-friendly neighborhood, with parks, a grocery store (maybe even a new target), shops, bars and dining, etc all within a highly walkable radius. It makes a ton of sense for the area, which, unfortunately, tends to be a surefire indicator around here that it WON'T be done.

 

Does anyone in the area have any idea on what the ultimate plan for this area is to be? The only leads I could find on the rowhouse community leads me to lifestylecommunities.com, which also seems to indicate this will be an apartment complex, not condos/individual homes for sale. A bad start, if so, but who knows?

The apartments fall within the Gateway District which is zoned for commercial, retail, and residential development. Adjacent parcels along Thompson Lane, Robert Rose, and Wilkinson Pike areas near St. Thomas Rutherford are zoned for the Gateway Overlay District. The city planners have finally realized the need for mixed use development and have drafted several proposals for what the area is to become. Mixed use developments are present in the area such as the Avenues with the University of Phoenix (light office) and other businesses. Imagine developments like the Gateway Village (Thompson Lane) and Hill Center (Green Hills) just on a larger scale in the future surrounding the apartments. A new Big D theater and large apartment complex are proposed for the other side of Robert Rose just behind Peter D's restaurant. The area is really starting to take shape, however, there needs to be much more in terms of upscale retail and restaurants for the area to thrive.

Looks like structured parking. Hmmmm....that could be dangerous. Better go back to surface lots!

 

Yes, but no doubt  you all  have noticed that there is that "little" strip of surface (buffer) parking off Franklin Road.  That's probably to appease the loudest critics of the last proposal.
