The NBJ has a weekly feature Bizspace Property Spotlight. Here is one I was not familiar with in M'boro, "Introducing" Fountains at Gateway.  However, I'm pretty sure this does not mean Tiffany and Vuitton are coming to the boro?   Looks like pretty standard stuff... 400,000 of office space. Lots of surface parking with this though. Hopefully the long range will turn those lots into garages and a denser complex for live-work.  Of course, it is suburban after all.

Introducing Fountains at Gateway in Rutherford County

This project was announced several months ago, and they have topped out the first office building and ground work for the parking areas. It's design is about 10-15 years behind the times (think Meridian Cool Springs), even for a suburban style mixed use development. I wish they would have incorporated a parking garage considering the number of hotels and other shopping centers announced in the area recently. However, it will be good to provide much needed Class A office space in Murfreesboro, somewhat near downtown. Hopefully it will be a catalyst for future development, as there is still plenty of land in the Gateway area for many more mixed use and residential developments.

The development will feature a La-z-boy furniture gallery, Tri-Star medical office building, and multi-tenant retail strip center. On the other side of Silo Hill Lane, there are plans for a Drury Inn Plaza Hotel, Hyatt Place Hotel, and Four Points Sheraton Hotel. The Courtyard by Marriott, currently under construction, will open in the spring of 2016.

Nama in midtown is SO bad compared to the one in Knoxville.  I hope the one in Brentwood isn't as bad.

Southeast Ventures has projects all over the place.  This low profile project in Brentwood is now 100% leased before it's completed.  CHS subsidiary Quorum Health Resources to take all of Phase I of Dimension at Mallory Park.

Good. I love Yeah Burger! Just ate there the other day. I spoke to the general manager, Chris Lopez, of Atlanta, and he said the Broadway location was stalled due to utility concerns, but will be on track to open this spring (fingers crossed).

From Gethan Ward of the Tennessean:

A local developer is seeking a rezoning that would allow for construction of a six-story, up to 100-room hotel on the north side of Old Hickory Boulevard near Brentwood.

The hotel planned for a 0.83-acre site at 5644 and 5648 Franklin Pike Circle is one of two projects for which Land Development.com Inc.’s owner Ardavan Afrakhteh is pursuing specific plan zoning.

Mohsen Malakouti of Brentwood is the architect for Land Development.com Inc.’s hotel project that’s being called Franklin Pike Circle Hotel for now. Adam Seger of Dale & Associates Inc. is the land planner and civil engineer for the proposed hotel project.

It’s unclear whether Land Development.com plans to self-develop the hotel or sell the land to another developer upon obtaining the zoning change to specific plan-commercial. The hotel planned for the intersection of Interstate 65 and Old Hickory Boulevard, next to a Wendy’s restaurant, will have its entrance off Franklin Pike Circle.
