Buckingham Gulch Tower 38 Floors, 450+ ft., 345 residential units, 4,900 sq. ft. retail

Here's another article regarding the Buckingham tower from the NBJ. It sounds like the focus may be on the quality of the materials for the Metro planning department.

http://www.bizjournals.com/nashville/blog/real-estate/2015/09/38-story-gulch-tower-could-hinge-on-swimming-pool.html

"I'm relatively comfortable with the height," said Doug Sloan, the acting executive director of Metro's planning department. Sloan said his greater concern was the design and the materials that Buckingham will use — particularly, how the tower will look from the highway.

Just wanted to point out some facts, if you wish to discuss ...

Square feet:
20,909 = 0.48 acres .... the "Sliver" lot
18,643 = 505 CST

While I have not heard the exact size of the "Sliver" lot, it is safe to say that it is 2,000+ square feet larger than Tony's lot on Church Street. And one of these buildings has a better design .....

I think one of the things that played into Tony's design was the timeline. He had to switch architects and come up with something that would 'work' for that lot when the deal was reached with MDHA. I'm not saying I don't think it could/should be better....but I definitely think timing played a role there.

Who knows exactly how long the Buckingham project has been underground. And I do like that design a lot...but I also liked the 505 designs from before the MDHA deal...

I understand their concern. Have you noticed the completely unfinished look of Twelve Twelve from I40/I65? Pretty terrible.

True.    Would like to nudge Hensler to go back and add a tasteful facade to cover the exposed parking structure.    I'm surprised he didn't include that in the design.   In my view, it detracts from his building when viewed from the highway and from across the highway on Division and Demonbreun.

Lord, here we go with "we want our view and/or sunlight protected" and "will it be rental or ownership?"

Two points, the first is not guaranteed, ever, in the urban core unless your building bought air rights, ask folks at Encore. Secondly, why does it even matter, it's not your building.

I think you misunderstood the article. If they build a 20 story version it will completely wipe out any pool sunlight. The taller version preserves it.

We went to this meeting, it wasn't particularly contentious. A lot of concern stems from Metro's seeming inability to come up with and/or enforce common sense policies around construction (sidewalks, street closings, etc) and valet (everyone hates the Prima valet situation). I think the interest in condo vs rental is more along the lines of could I move there and sell/rent my Icon/Terrazzo/1212 unit (or maybe that's just my read). That's not to say there weren't some NIMBY vibes but I think the reaction was pretty muted to say Green Hills in a comparative situation.

For my part this will obstruct my view of midtown/Vanderbilt almost entirely but I knew that would happen eventually when we bought and should this be approved I'll get to see one of the more interesting buildings in the city go up right in front of me, rather than say a larger 1000 Division.

Well if they cannot go 38, I hope they have the guts to give Nashville the finger and move it elsewhere! I am tired of all of these community input meetings for every damn project we build in this city.

Let them build what they want on their land. It's a lot better than a porno book store or an empty lot?

Has this height fear not taught Nashville a lesson yet? Let them keep building in other cities until we learn our lesson. This over-regulation, MDHA, The Planning Commission, and others are starting to really piss me off.

I don't get where this anti-neighborhood sentiment is coming from.    It is the developer here, not the city or the neighbors, proposing a less obstructive (and more expensive) design.   It's the developer holding meetings with neighbors to explain their plans and air concerns.    I much prefer the way Buckingham is handling it.

Yeah that's the point I was trying to make that seems to be lost on some here.

My interpretation of a 20 story version....

Sorry Mr. Skidmore, Mr. Owings and Mr. Merrill. Feel free to throw that disgusting picture off the top of your greatest masterpiece, the Lever House.

I think when it comes down to the end of the day, it's the 20 story version is what we will get.
