Just so you guys feel a LITTLE BIT better about the One Glenwood Parking Deck. At least it isn't taller than  adjacent office buildings.

I'm always curious what is to come of said structures in 15-20 years time when at least half of all short drives and likely 3/4ths of drives to downtowns are done by self driving ride-sharing vehicles.  Half converted to recharging bases for self driving vehicles?

Well I know that Ally Centers deck (steel building under construction in center is planned to be somewhat convertible in nature. The second floor of its 1400 space will be turned into a pickup area for Uber/Lyft etc. They are also planning on being a hub for rideshares like ZipCar/Car2go.

Kudos to them for seeing the obvious changes coming in the near future.  For people with children born in the last 5 years or so, your children will likely not have to learn how to drive.  It's a bit of a blessing that as much as people complain about parking garages in urban settings, they are small footprints here in Raleigh that can be pretty easily converted to adaptive use in the near future or torn down without much fanfare.

Charlottes new UDO will require all parking decks to be built with flat floors and a high enough ceiling height to be able to be converted for mixed use. If it’s ever. Freaking. Written/Completed.

Amazing that the parking structures are as big as the actual buildings are in Raleigh and Charlotte. It's hard for me to believe that land is really at a premium.

You might want to visit Charlotte or Raleigh and see for yourself.   Land is very much at a premium in their respective downtowns.

Packard Place in Charlotte was converted from an old parking deck.

Depends on the construction technique and orientation of the deck. Without plenty of flat slab to work with its useless as office space. The City of Raleigh's old deck is mostly ramp with a tiny amount of flat slab facing Morgan. On the other hand, iirc, Moore Square was built to have floors added to it...those are way overbuilt columns for cars...but I could be making that up. Anyway, something to think about.

I have seen it and it is worthy of the huge ones in Charlotte.  Is this garage going to serve 2nd office building too.

I have assumed so but not sure if I made that up or read it somewhere. The fact they are building another parking garage makes me wonder though...

The Origin hotel brand was launched last year by a group in Mississippi.  Four properties announced so far, incl. Raleigh. Seems to me that they have entered a market that is already flooded with too many hotel brands -- Marriott now has about 30 -- but who knows, they might make a go of it.
