Updates on the Capital Square projects in Scott's (which include the 350 unit project on site of former Relay Foods we've been discussing and that @Brent114 snapped a picture of the site yesterday).

           "The six-story apartment building planned for Scott's Addition would be across Roseneath Road from The Dairy Bar restaurant and across Moore Street from Väsen Brewing Co. and Stella’s Grocery gourmet market. Plans for the unnamed project also call for 15,000 square feet                 of  street-level retail space along with 380 parking spaces. The project is being developed by Capital Square along with Greystar Real Estate Partners LLC of Charleston, S.C., which invests, develops and manages rental housing across the world.

            Demolition of the existing buildings on property should begin later this month or early February, Huffman said. The project should be completed in late 2022 or early 2023, he said."

         Scott’s Collection I, a five-story building with 80 apartments, is under construction at the corner of West Clay Street and Altamont Avenue. That building should be completed in early 2022.

           At 2900-2904 W. Clay St. near Sheppard Street, Capital Square plans to build Scott’s Collection II, a five-story building with 60 apartments. Demolition is underway on that project.

           A third building, Scott’s Collection III with 72 units, is planned for West Leigh Street and Altamont Avenue, essentially behind the Scott’s Collection I property. Construction should begin in March."

The windows for the old hotel are starting to be replaced with a green glass.  I was driving by, so couldn’t grab a picture, but it’s not ugly nor is it beautiful.  Just eh.

Any activity on the portion of the site planned for the 12 story tower or is it still be using used to park construction vehicles?

Made a sidetrip leaving Aldi this evening - the SE corner of Marshall & MacTavish at the Lofts @ Broad project is no longer being used as a construction parking lot. It was dark but it looks like site work has begun for our 12 story tower there.

Virginia Business release on the 350 unit project by Capital Square on the Relay site (wish they'd give us a project name for this!). Story covers some of the financing mechanism through the opportunity zone program. Also includes a new variation of a rendering I hadn't seen yet!

On top of the rezoning you mentioned above, I noticed Thalhimer just listed 20,000 sf of Retail space at 3062 N Arthur Ashe called "Scotts Walk"   They bought this lot for $4 million a few weeks after the above mentioned lot.   Sounds like some new development is about to the announced!

Interestingly enough, 2902 N Arthur Ashe that has a rezoning petition out for TOD-1, is now being marketed by Thalhimer for industrial usage.

Industrial use??  That’s strange considering the Richmond 300 master plan envisions other uses for that area...at least, that’s what I thought.

Are we certain the posting is new?  I imagine they would want to try and fill it in the meantime.  Perhaps short term lease until they determine a use.

Another mixed use apartment project planned for along Belleville St. - this one at the Moore St. intersection. 126 apartments - probably in the 5-6 , maybe 7 stories w\parking for this site? I thought i was mistaken at first and confused this with the Bonaventure 'Belleville Apartments' project from a couple months ago that is a block down at Norfolk St. Nope, different site - this one is new. SUP submitted this week.

So combined with the previously announced twin-building Belleville apartment project, there looks then to be a really nice row of apartment buildings taking shape at this end of Scott's Addition. NICE!! Hope even more will start popping up nearby to these sites.

BizSense article from 2016 when the 1500 block of Belleville was acuired by Freeland John Properties who is listed as the applicant on this SUP discussed above. He gave a hint then that redevelopment was in the cards.

Coupe - as always, great photos!

Say - with all the changes coming so quickly now, I wonder if we should be keeping an archive of photos of the places where these projects are rising to document how they looked before - so we have a good comparison against how they look afterward? Maybe something that would help us really get a feel for how Richmond is growing - and, in a very real sense, undergoing a beautiful metamorphasis.

Just a thought.

Fencing is now up for the car wash next to Wawa. Ugh!

Also, noticed fencing is now up around the building at 1324 N Arthur Ashe Blvd.  I hope it’s just a reno because it’s a cool building.

I cannot believe the city has allowed a car wash on Arthur Ashe Blvd.  Why spend millions of dollars to develop  plans for the area if you’re never going to follow them?  
 

What a waste of a space.  What an eyesore.  What a waste of water.  Infuriating.

Totally agree!  Doesn’t really fit with the renderings I saw in the Richmond 300 plan of Arthur Ashe Blvd!!  Equally as frustrated!

I agree. Car Washes and Gas Stations can be built into an urban orientation, but it seems the city just said “suburban copy/paste seems appropriate here”.
