When was the last time in Nashville a final design turned out to be significantly better than the concept/plan schematics and renderings? If anything they tend to become even more watered-down. Call me cynical if you'd like, but my cynicism is based on the many past disappointments.

Larry Papel and Mark Bloom do no more than they need to do... to wit: the Hilton Hotel downtown.  That thing is just a dump, and personally I despise atrium hotels... but when they built it, it was the only hotel anywhere near Broadway and the arena had just opened.  They did just what they needed to do.

I haven't looked it up but I think 16 is the DTC max for this site (its like 10 + bonus) without going through whatever appeals process.

It is for the same lot, but hey, plenty of room across 12th. Will have to fight Nashville Urban Venture for it, though.

You are correct. They get bonus for LEED, below grade parking for sure. The height may be 12 thru there, but I can never remember. Sixteen is the max though.

it blows my mind that there could possibly be any NIMBYS in the Gulch of all places

Those are painful meetings because those folks try to drag things out and do not understand Robert's Rules of Order. There are many citizens that are clueless morons that show up and expect to read a manifesto and realize they only have 5 minutes to speak.
