That's an insane amount of parking spaces required for a 3-story building at that square footage.

Winter Park needs to start acting like an urban city and build city parking garages while eliminating the parking quota per square feet nonsense.

Winter Park will quickly become a victim of its own success if anti-development residents who claim to "speak for the city" dictate the near term future of development there.

I thought they should have approved it Monday, but they are waiting for a parking study to be complete this year and did not want to grant a variance until then. 

But you all are right, the parking codes are outdated and need to be revamped in Winter Park.

I believe the Alfond is near capacity very often with social events and Rollins events driving room nights. I work with a destination event in Winter Park in Feb/March and our patrons have trouble booking months out.  I think the plan is to extend the building East into the parking lot, and adding a parking structure. CFAM would across Interlachen where there is currently a parking lot.

I think the new leadership at the Chamber may bring some people together. It's no longer just an insiders' club, and they're really working to change the business climate in WP. The man who owns the business that backs up to that property has been very vocal about parking as a reason to not build the building, but he is a bit of a parking fetishist, with every seemingly every single space on his property being labeled for an individual. I wish this project had come to fruition.

A 300+ unit apartment building and garage has been approved for the parking lot of megachurch Calvary Assembly adjoining I4 at the Fairbanks curve.

The church in turn will use money from the sale of the land to expand its outreach facilities.

That Googie Jetsons Winter Park Library & Events Center design got approved by City Council. My opinion (and I may be alone): If this is built, local Winter Parkites will loathe it for generations. I understand the architect has designed world renowned buildings, but this thing is clearly a design he pulled from his trash can and repurposed for an architecture-misled council and population. The designer claims it's based on plants and vernacular architecture. I wasn't aware WP was the googie capital of America. Also, he claims it has a great relationship to the lake and park: the "micro village" as he calls it  has an uncovered unshaded pit-staining swath of white cement like your Grandma's 60s back porch that just ends in a sea of manicured lawn. It acknowledges the lake and the park but has in my opinion zero love for it. Bottom line - wretched messy fart pile. :)

I like the WP library proposal. When putting one's view at ground level and on a human scale, you won't see half the elements visible from this view of the model. The sweeping arches on the buildings will look quite stunning at a real life scale.

Perhaps the interaction with the retention pond could be better, but I don't think it's bad. Many developers would simply stick a building on the shore of a lake/pond and call it a day.

Overall I think this is a great design and a good amenity for city residents. And it's light years ahead of the current WP library.

Well... when this project opens up, the Par St. exit will be super busy, as will the light at Clay & Fairbanks.  I’m not sure what to make of that just yet...

In this case, I think they have a legitimate beef.  Certainly those whose homes are adjacent to the property.

Late night noise, lights and traffic are definitely a real concern.

And from the looks of the rendering included in the article, the expansion is so ugly it would ruin the place.

Why can't they just copy the existing architecture?

It strikes me that they should produce a rendering of the alternative - a 3-story parking garage along 17-92 with all the trees removed from the property, and see how that goes over.  The thing about these NIMBYers is that there's nothing that will satisfy them. Other people would kill to have Enzian in their backyard.

There's a church in sodo that hires police with signage that escort church members across busy Orange Ave. If Enzian is excused from providing parking on their own land that's great financially for them. A few cops stopping traffic to let theatregoers cross from First Watch to Enzian would be a nice compromise.

Slowly but surely, Rollins is taking over Winter Park. I always wondered how the college could expand short of going vertical and likely abandoning its unique Mizneresque architecture. Looks like we're going to find out over the next several years.
