Nope this is the Fairmont hotel site at Hermitage/1st & KVB. You can never rely on Google. 100 block of KVB if you think about it would be between 1st and 2nd Ave. Even Google should know that.

That jives with what I heard not too long ago. Good sign for Nashville’s condo market, and for those that want an eventual new tallest

This bodes well for the Ritz twins getting built.  I can't help but think the appeal here comes (in large part) from "high-wealth" people moving from higher cost of living locations.

I just don't think these are your run-of-the-mill STR units.

I have to think a decent portion is wealthy suburbanites seeking true luxury places downtown, along with celebrities wanting a building that would protect some privacy. The prices and HOA fees in this building are very steep, so it will attract a buyer that has options and wants this particular spot. I’m sure the units are not allowed to be short term rented by the HOA master documents.

Have to also believe there will be some very wealthy businessmen around the world who like to travel who would consider a 4-Seasons Nashville suite.  Could also be used to wine and dine customers of companies for leisure travel to Nashville as a “gift” since we seem to be a “destination” for many.

I think we may be surprised if we ever find out some of the people who will own suites in the Four Seasons and Ritz.  I wouldn’t even put it past some actors, foreign dignitaries, etc to own a suite.

I've talked to someone about this who would know and you are right. You can't short term rent, you can do a long-term executive rental (something like a minimum of six months). And they are getting a lot of area-based wealthy suburbanites who maybe reevaluated during COVID and said maybe I don't always need a 8k SF house on several acres. I can live at a 5-star resort when I want with a dedicated residences staff taking care of me.

The BOA tower ('the 222 building') looks great next to this 40 story project. That contrast in height helps each building look that much more impressive.
