I think 490 and 455 may be the new heights (if needed).  The original heights were about 485 and 400.

The Tennessean's take on the adjustments to the designs that were approved yesterday include:

"Overall, the mixed-use project is now expected to include about 250 rooms, up from 220 previously, in a five-star luxury hotel. The hotel will have dining space with other restaurants and retail space planned along First Avenue South. Plaza-style sidewalks will be installed along that street."

"The residential portion will remain largely the same with a slight reduction in the 145 condos and 280 apartments previously planned."

"Among other changes to the design, the podium on which the two towers will sit will now be seven stories tall instead of six as a result of parking being redistributed away from the 0.14-acre site that's in dispute."

Instead of the "tuck tail and run" attitude so prevalent in this era, these guys are opting to double down and make it even bigger rather than cowing to the extortion efforts of the sliver's ownership.

Excited to see this moving forward. My favorite project to date though, closely followed by the JW. Any ideas on what brand the 5 star hotel might be, Ritz, Four Seasons possibly? This is certainly a project worthy of either.

I found this article with an interesting quote from last year:  “We are always looking for opportunities,” Hart said. “As cities develop, we will consider them. Could there be a Four Seasons in Nashville (Tennessee)? We will look at that.”

Wonder if the owners of the little sliver of land ever went back to 2nd Ave Partners and decided to sell?  If they don't sell, I would imagine they're going to lose their one chance to sell at a decent price since this building will go up without them.

Gotta think they'll sell.  They have no leverage, as NCI has shown that they're willing to move on without the piece if necessary. I just hope it's resolved quickly either way.

I could be wrong but didn't they release revised renderings that didn't included the sliver, and a couple floors was added due to that?  If so I hope they don't sale.

I hope they do get that lot.  I want the tower to fully abut the pedestrian bridge, which was the original intention.  Otherwise that lot would just be an awkward wasted space.  And I think the taller tower will be the same height either way.

Well...I'm a conspiracy theorist...and I still wonder if someone told the owners of the sliver of land they would pay way more for the land than 2nd Ave Partners and asked them to back out in an effort to ruin the chances of the building being built?  Of course, as we now know...if that was the case, it backfired.

Hello and good evening. I finally decided to join the forum here because of my interest in the changing scene in Nashville. I have lived in the area all my life and love the city. I worked downtown in the early 90's right when the were building the ATT building.  I always wished phase 2 of the City  Center complex would have been built. I chose this topic to jump into because I really am drawn to the idea of this proposal. Yet I have not seem much movement on it as of late. Is it dead in the water? I really hope it moves forward to completion. Thanks in advance for any comments.

Welcome to the board SumnerCountian! I think the former iteration of City Ctr II is dead in the water as they have built a below ground parking garage on the site. They did build the foundation to support a 24 story building but not the structure that was planned.

In regards to the status of this massive Second Ave. Partners project, I would think there are lots of plates spinning in the background. A tremendous amount of issues to be addressed regarding infrastructure, traffic flow, solidifying the 4 or 5 star hotel tenant, etc.  I'm cautiously optimistic on this one.

What concerns me is that both towers seem to be residential...right?  If one were office, I would have more faith that this were about to happen.  But if both are residential, that's a LOT of space to fill.
