The exterior upgrades, even if just paint, are an improvement.   Is it an actual hotel or STRs?

The Factory in Franklin's new developer, Allen Arender of Holladay Properties (who bought the property and land for $56 million last October), has announced plans for reconfiguring the 1926-era structures into 80,000 sq. ft. of retail, 80,000 sq. ft. of dining, 80,000 sq. ft. of office space, and 30,000 sq. ft. of event/theater space that will include long-time tenants, as well as new tenants.

One of the Factory’s large components, the “Grand Hall,” will break ground this week and likely open around the end of this year or early next year, Arender said.

Another of the redevelopment project’s major selling points is its vision of outdoor amenities. The development team’s original October announcement touted plans for plazas, courtyards, alleys and other places to gather.

Specifically, public parks are on tap for under the site’s water tower and smoke stacks, Arender said. He's “nearing the finish line” on city approval for the first round of outdoor construction, which he said could start as soon as this fall.

Von Elrod's Beer Garden at 1004 4th Ave. North was featured in this thread when it first opened in Oct. of 2017. The original 7,836 sq. ft. one story brick structure was built in 1932.  Now, the Beer Hall & Kitchen is going to expand with an additional 6,500 sq. ft. of heated/covered space in the form of an additional indoor/outdoor pavilion that will accommodate another 300 people. 

Patrons will have access to a walk-up concession-style bar and grill featuring steins of beer, cocktails and a wood grill.

The design team will go before the Metro Development and Housing Agency Design Review Committee on June 21 to seek concept plan approval. The property sits within MDHA’s Jefferson Street Redevelopment District and, as such, needs DRC approval.

706 19th Ave. North covers 40,000 sq. ft. over its 2-3 floors and was built in 1930.  It has served as a warehouse most of this time, but has now been purchased by Bernard Health to be converted into office space.  they paid $6 million for the property, and plan on $11.4 million in upgrades.

This is so cool! Don't know that I've ever seen a cereal bar. Most excellent design and touches. My favorites, of course, are the white picket fence in front, and cow in back.
