Franklin's 234 Public Square (2 stories, circa 1892 as the original City Hall of Franklin) has been purchased for $4.2 million by tenants Onyx & Alabaster. The seller, Creed Investment Co, had done major renovations to update the structure.

The Ben West Library Building at 225 Polk Ave. (3 stories, circa 1965) has been chosen by Urban Land Institute as on of its 21 finalists for 2022 Americas Awards for Excellence.  It is now primarily the home of Hastings Architecture.

1201 4th Ave. South (2 stories, 70,000 sq. ft., on 2.18 acres, circa 1924), which is now known as the Track One Building, has sold for $18.1 million to Lee Zoller.  It had previously been purchased by Scott Lewis for $775,000 in 1999. 

It is considered by many as an early forerunner, perhaps more than any other, of Wedgewood-Houston’s major changes that started in the early 2000s. Current Track One tenants include Artisan Guitars, Gnome Studios and Green Light Medical.

Constructed in 1924 by the Nashville Decatur Railroad, the old-school building originally served as a Dobson-Hicks feed and seed warehouse serving farming communities and recognized for a grain silo (no longer present). It was converted to office and retail space early this century and landed a rehabbing in 2018.

1101 McKennie Ave. covers 3,000 sq. ft. over it single floor, and was originally built as a car wash in 1969. It has just reopened this past month as The Wash, a mini-food mall featuring 5 restaurants and 1 cocktail bar.

The Factory in Franklin's new developer, Allen Arender of Holladay Properties (who bought the property and land for $56 million last October), has announced plans for reconfiguring the 1926-era structures into 80,000 sq. ft. of retail, 80,000 sq. ft. of dining, 80,000 sq. ft. of office space, and 30,000 sq. ft. of event/theater space that will include long-time tenants, as well as new tenants.

One of the Factory’s large components, the “Grand Hall,” will break ground this week and likely open around the end of this year or early next year, Arender said.

Another of the redevelopment project’s major selling points is its vision of outdoor amenities. The development team’s original October announcement touted plans for plazas, courtyards, alleys and other places to gather.

Specifically, public parks are on tap for under the site’s water tower and smoke stacks, Arender said. He's “nearing the finish line” on city approval for the first round of outdoor construction, which he said could start as soon as this fall.

The Baxter Building at 300 Broadway (4 floors, 28,074 sq. ft. circa 1891) has fencing up in prep for work now that the Fed Ex. store has closed.  Not sure what will be going in its place.

I checked a news report on WTVF and they said the downtown store would be at 212 Broadway, which is, I believe, the old FedEx store location.

Von Elrod's Beer Garden at 1004 4th Ave. North was featured in this thread when it first opened in Oct. of 2017. The original 7,836 sq. ft. one story brick structure was built in 1932.  Now, the Beer Hall & Kitchen is going to expand with an additional 6,500 sq. ft. of heated/covered space in the form of an additional indoor/outdoor pavilion that will accommodate another 300 people. 

Patrons will have access to a walk-up concession-style bar and grill featuring steins of beer, cocktails and a wood grill.

The design team will go before the Metro Development and Housing Agency Design Review Committee on June 21 to seek concept plan approval. The property sits within MDHA’s Jefferson Street Redevelopment District and, as such, needs DRC approval.

127 3rd Ave. South covers 15,000 sq. ft. over its 2 floors (with a rooftop element now added) and was built in 1920.  It is now home to the Layer Cake Social Kitchen, a group of 4 different bars/eateries on each level (including basement).

706 19th Ave. North covers 40,000 sq. ft. over its 2-3 floors and was built in 1930.  It has served as a warehouse most of this time, but has now been purchased by Bernard Health to be converted into office space.  they paid $6 million for the property, and plan on $11.4 million in upgrades.

603 Woodland St., covers 4,5050 sq. ft. over its 2 floors and was built in 1917. It is now home to  Kooperman, Mondelli & Leonardo Law Office.

Work continues on restoring East End United Methodist Church, which was severely damaged in the March, 2020 tornado. The educational wing had to be demolished as it was unsalvageable.  Interior of sanctuary being restored.

5511 Centennial Blvd.covers 2,961 sq. ft. over its single floor and was built in 1940.  It is now home to Maru Nations Sushi.

This is so cool! Don't know that I've ever seen a cereal bar. Most excellent design and touches. My favorites, of course, are the white picket fence in front, and cow in back.

Hermitage Hotel (10 stories, 122 rooms, circa 1908) has finished extensive interior renovations to public areas and rooms.

1004 4th Ave. North covers 9,528 sq. ft. over its single floor and was built in 1932.  It has been Von Elrod's Beer Garden for the past 4 years and is undergoing another expansion w/ a 6,500 sq. foot pavilion that will be usable year-round.
