I don't know if what's posted on the city's site is the whole submittal. I've gone to commission meetings, actually most commission meetings, where they present way more than what was in the agenda packet. But I guess since you guys got so beat up over Twelve Weston, you want the same scrutiny for this project?

I could be entirely off...But I think they just indicated that they like the idea of a 42 story tower there and a skywalk, but the project as it stood was denied. So this is a discussion to see if this is more along the lines of what they'd like to see, which would then move into the approval or disapproval stage at the next meeting I'm sure. Someone correct me if I'm wrong.

Actually, the last meeting was an informal advisory session too, so nothing's really been denied either.  The HPC just indicated they would have no problems with the idea of a 42-story tower, but probably would have problems with the design.

The parking structure and the skywalk was approved by the Planning Commission.  That structure doesn't have to go before the HPC because that parcel is outside the Historic District boundary.

Did I get it right?  Now someone correct ME if I'm wrong. :dontknow:

I think you are correct sir (or madam). I don't think it was ever really "denied" because it was never formally submitted?

Two reasons:

1) The first meeting was the project's first contact with the public, so both the developer and the city had some interest in publicizing it.  They probably both had their PR reps out drumming up media interest last time, whereas they didn't see a need to do so this time.  Given we're still in the advisory stage, the public at large isn't as interested in the different cogs in the process, and probably won't be until they're approved to start breaking ground.  The developer doesn't want to turn every single meeting into a media story, because that would give the impression that their project is tied up in disputes with the city (regardless of whether it's true, it's still bad PR).

2) No color visuals this time (that we've seen anyway), which means nothing interesting to show the audience.  Nothing interesting = no story.

I'd love it if they put a shallow, rounded three-sided pyramid/dome on top of it that is partially glass or something. I have this vision in my head but I can't really put it on paper right now. I just think that something round on top would look so much better with the curves on this building.

Alright, nerds, I've got you covered. :) 

1. 10 Ionia. Proposed changes received a generally favorable response from the Commission. Applicant is asked to return with more detailed drawings and color renderings. They have the option to request an advisory discussion or formal review.

2. 12 Weston. Approved with submitted changes.

3. 733 Wealthy. Alternate option (shown below) that would involve reconstruction and slight relocation of lower cornice was approved.

4. 616 Wealthy. Demolition denied.
