Definitely one of those views that may leave you a bit speechless in-person. I just happen to glance up going north on Ionia and Fulton and saw how just at 2 barely completed stories, this building left me confused as to what city I was in for a second. Its impact visually at this intersection was just unreal.

 And there are 11 stories yet to go!

Drove by it a few days ago myself and had the same thought. Even two stories and leaving it as is is a massive change for the streetscape

It's structural precast concrete. Check out this site for what can be done :) We are fortunate to have a big time precaster Kerkstra here in town.

The rendering that is on site seems to be way out of whack as far as proportions. Like they were running out of room so they just made the floors look smaller. :)

I think you are over analyzing, which I tend to do myself.   I don't think rendering looks different, maybe the angle of your pic?

I meant to say the third floor windows, my bad. When I looked at the rendering I had assumed the bottom of the windows started at the horizontal ledge, but looking a little closer it looks like it's (painted?) concrete.
