Austin & Austin Metro Projects Compilation

The build out map of the Dell Medical Center at the University of Texas shows that the closure of the southern end zone of D.K.R. stadium is still planned.  The plans for this first came to light several years ago after a previous expansion of the stadium.  This would increase the capacity to 114,000 from it's current ~101,000 and make it the largest college foot stadium in the country.  Everything is bigger ...oh, never mind.  We don't where cowboy hats either.

Here's a photo from the top of the U/C JW Marriott looking west towards the Texas Hill Country.  The JW is ahead of schedule and plans to open about three weeks before SXSW 2015.  That means 1,012 rooms will be sold out at ridiculous rates within a few hours after they start taking reservations.

Edit:  It is actually already fully booked for the SXSW 2015 dates, and a total of 310,000 room nights have already been booked as well.

A tower crane permit request was filed for the Aspen Heights apartment tower.  Based on all of the big Austin projects started over the past few years it seems that a tower crane permit request is the best indicator - short of dirt moving - that a project is a go.  Every U/C project that I know of had the crane request submitted within 10 months of the start of construction, and most projects start much sooner than that.  This tower is only 22 stories, but it will standout where it's located.

Here are some updated renderings of the U/C Seaholm project.  There will be a significant amount street level retail and office space as well.  The former Austin Energy power plant (with the four tall smoke stacks) is part of the development.  The main power plant building will be home to a medical records/data storage company from Massachusetts that is moving/expanding 600 jobs to the site.  The fact that is will be used by a private company instead of being turned into public space disappointed a few people.  But 600 additional decent paying jobs to the local economy is always a good thing.  One of the smoke stacks is supposedly being incorporated as a center piece into a multi-level restaurant.

Here's a rendering of the North Shore Lofts that I added to the last update to the list of proposed projects.  It's nothing special when compared to the full list of proposals.  But at 18 stories it's a good example of the rush of infill residential projects trying to keep up with the demand.

It looks like there is a very good chance that Austin will have two new 600'+ towers almost next to each other - The Fairmont and the Waller condo/hotel tower.

A story on KVUE about downtown hotel construction with a sound bite from Mac Pike, the president of the Sutton Company, (The developers of the Waller project.), mentions a 55-foot (SIC), stories obviously, (no proof reading?) condo and hotel tower, and a press release by the financial backer McCourt Global, says the tallest tower is "expected to exceed 50 stories."

Throw in 99 Trinity (39 stories, 467') which will be located between the Fairmont and Waller project. and you got a pretty nice cluster of high rises.  The fact that the Sutton Company closed on the land when McCourt Global came on board, and Mac Pike's Statement about picking the hotel operator in "45 days" is a very good sign that this is moving forward.

These towers are in the SE corner of downtown, near IH-35 where it crosses the Colorado River.  Most of the construction and crane porn that I have been posting is in the SW corner of downtown.  If these developments along with several others nearby get started, the boom in this area of downtown will be even more impressive than what's happening at the Seaholm and Green Water area in the SE corner.

The 30 story Seaholm Residences condo tower is finally going vertical.  Like the Westin Hotel, this has several floors of underground parking.

Here's a photo of the downtown tower cranes taken from the south side of Lady Bird Lake (named after the former First Lady who helped champion its beautification and  recreational use) taken near the location of the annual Austin City Limits music festival:

Here's what the Geen Water and Seaholm site looked like about a year ago on Google Streetview.  The Gables apartment tower was still under construction, and the cranes for the Bowie had just gone up:

Here's what it looked like about about a year later:

All signs point to this as the next big project to break ground - possibly within the next few weeks.  It's the 99 Trinity residential tower and is 467' and 38 stories.  It will be the first of several towers in the general area of I-35 just north of the Colorado River at the eastern edge of downtown.  This is the opposite end of downtown from where most of the current construction activity is taking place around the Green Water and Seaholm sites.  The proposals in this area include a new tallest, and possibly a second tower that will also be taller than the current tallest building - the Austonian.  All of the tallest proposals in this area are on or near the intersection of Cesar Chavez and Red River.  If all of the proposals in this area get started, it will be even more impressive than the current crane porn at Green Water and Seaholm:

I don't usually post about small projects, but this is a cool boutique hotel being built in the Rainey St. area.  Site prep may have started already, but if not it  should be starting soon.  It's called the Kimber Modern, and really fits well with the Rainey St. vibe:
