Here it is with two of its planned neighbors of similar height - 90 Rainey and 44 East.  Then there's Travis Tower #2 that will be somewhat of a twin to Tower #1.  The WeWork/WeLive project site is next to these and will apparently have three towers in this height range.  The 48 East (Demo) and Quincy (site prep) towers are next to these as well and are around 360'.   If these are all built, this may be the best cluster of skyscrapers downtown.

This project goes to the Design Commission on Monday to get the density bonus for the FAR increase.  That's the last major hurdle prior to site plan approval.  We have some new renderings of both towers from Monday's presentation.  The towers aren't as lonely as they look in the rendering because the neighboring high-rises are left out.

This project got delayed by a couple months.  The developer pulled the plug on Monday's meeting with the design Commission, and will return in August.  Apparently the Rainy St Neighborhood Association is upset that the views from their high-rises will be blocked by new high-rises.  The developer will be meeting with the NA to discuss this project.

The developer withdrew the site plan and filed a new one.  Based on how these things usually go, we won't know much about Rev 2 of this project for about three weeks.  I suspect the new site plan will be for just the Phase I tower.  Two towers this tall on the site was causing too much NIMBYism.  I suspect they will then file a second site plan for the other tower after the first one is completed.

The Design Commission is scheduled to discuss this project once again at Monday's meeting.  The developer added more public space to the ground floor and plaza in an attempt to win approval for the needed FAR increase.  I don't think the tower renderings are the latest version.  They don't quite match the elevations, and they don't accurately reflect the towers' 600' & 700' heights which haven't changed.

The developers added artist space and indoor and outdoor galleries.  That was enough of an improvement to get the Design Commission to give the project the needed FAR increase.  That is always the main hurdle for big projects.  Now we wait for the permitting bureaucracy to run its course.
