Austin | Hyatt Centric Congress Avenue | 346' | 31-Stories | U/C

The Avenue is a residential tower with some office levels.  This is the first major downtown residential tower with no parking.  But the nearby U/C Aloft hotel and the proposed 416 Congress hotel won't have any onsite parking either.  The site plan was recently filed, and a big update was made to it this week, but there are no elevations attached to it yet.  Here are a couple renderings from the architect's website.

The site plan is still waiting for city approval.  But it was released today, so I updated the height in the thread title.  The highest occupied floor is 30 with the 31st floor being an amenities deck.  Here's the north elevation (It's not offset at floor 13 - it's just my sloppy stacking of two images):

The site as seen from Streetview is currently an empty one story building that was a drugstore among other things during its history:

This is from the architect who appears to also be the developer's Instagram.  Can you guess which building model is for this project?

This model includes some proposals, but represents only the center of downtown.  The awesome cluster of high-rises around Greenwater/Seaholm would be out of view to the right, and all of the eastern high-rises including the Rainey St. district would be  outside of the view to the left.  It's still amazes how fast towers are going up and the list of proposals just keeps getting longer and taller.

I like that they included Block 71 and 600 Guadalupe in this version of DT.

This project has had no shortage of exterior renderings, and now we have a bunch of interior renderings.  This project is meant to be more "affordable" than most downtown residential towers.  It's for people with no cars, and the units in general are small.  These renderings aren't too exciting for anyone not planning on living there.  But here are a few of them:

An approved change to the site plan was posted to the City's permit site today.  This project has changed from apartments to a hotel.  The square footage of the tower remains the same, so there may not be much change to the exterior.  But they'll have to redo the ground floor for a lobby and the curb cuts for guest drop offs.  This project has no on site parking.

This one is good to go.  The Hyatt Corporation has 100% ownership, and it's on track for an official groundbreaking in September.  Excavation has started on 8th St. for utility connections.  Demo of the building on site has not started.   Austin Business Journal article:  https://www.bizjournals.com/austin/news/2019/05/16/skyscraper-to-blend-progress-with-preservation-on.html?iana=hpmvp_aus_news_headline

There hasn't been much info about this project over the past few months since a September groundbreaking was announced.  But there's no reason to believe the groundbreaking date has been moved, and today several FAA permits for the building were filed.
