This is a residential tower with a few office floors and will be 70 Rainey's neighbor.  It's awaiting city approval, and the original start date was mid-2016.  There was a lot of progress made this week towards the approval of the site plan.  So hopefully it will start soon.  This particular developer doesn't seem to bloviate about his projects like some do, so I don't have any information about the financing.  Here are some renderings from the developer's website:

Austin Towers is reporting that the ground breaking is now set for December.  There has been conflicting information about the height of this project.  Austin Towers is reporting it as 31-stories, but the only released elevations have it as 33-stories.

The original site plan was withdrawn, and the new one confirms that this project is now two floors shorter at 31-stories.  Hopefully the shape of the tower isn't valued engineered as well into a boring square.

This project looks to have had another change in height.  The "new" rendering in my previous post shows it as 31-stories.  But the latest elevations presented to the city show that it is back up to 33-stories and 358'.  The original height was 33-stories and 370'.

The site plan was approved and released today.  Next up (hopefully) is word on a groundbreaking.

There has been no update about this project since the site plan was approved around the first of May.  But a permit was filed this past week for the the construction of this project, which is a good sign that this is moving forward.

There was an update of sorts earlier today.  This Statesman article functions more as a fluff piece from the developer saying "Hey, I'm still here" as other projects in the area are gaining more attention.  But anyway, the start date is set for later this year.

Tower crane plans were released Thursday.  This one will have two cranes, and the expected start date is not too far away -  October 30th.  This one is in the Rainey St. area on the East Side of Downtown near I-35.  

The West side has been where most of the taller high-rise construction activity has been for the past few years.  But the East side has a lot more tower proposals.  For some reason projects on the West side get underway much more quickly than the ones on the East side.  But anyway, if the projects on the East side from the University of Texas to the North and the river to the South get underway, there will be a pretty impressive line up of skyscrapers for a couple mile stretch along I-35.

This one should be close to breaking ground because 115 building permits were filed last week for apartment finish outs and construction of the tower.  Finish out permits are not usually filed until a project is well underway.

The developer has change plans and is switching from rental to condos according to the Austin Business Journal.  Groundbreaking is still planned for 2018.  This is the second big project to switch from apartments to other uses.  The Parsley Energy HQ (300 Colorado) tower switched from apartments to office.  It looks like the downtown rental market may be taking a breather with so many recent projects opening and in the pipeline.

This is the first big project by a local developer, and it has had trouble getting off the ground.  It has gone from Apartments to Condo and now to Hospitality.  The hospitality would be an AirBnB concept.

The switch to a short term rental project seems to have moved this project forward.  A demo permit to clear the site was filed today.

This might be the next project to get underway.  Demo was approved, and the site was fenced off.

Demo has started.  But I can't yet green stripe this one as being underway on my list of tallest projects because there has been no official groundbreaking announcement from the developer that this is underway and there has been no word about whether it has financing.

This one hasn't started yet because the developer is still working with the City to change the approved site plan use from residential to hotel/motel for the AirBnB concept.

This one has secured construction financing according to the Austin Business Journal.  It switched back to all condos and should be starting soon.

This one ended up staying as an Airbnb hotel concept.  It's a new Airbnb brand and one of their now two hotel concepts.  This project and one in Miami were announced this week as the flagship properties for the Natiivo brand.  Here's a new rendering - only the signage has changed to reflect the new name.  Articles about this project are not clear on the start date.  But the latest permit info indicates July.

Hey @The ATX great thread, thanks for keeping it going.  The Niido has been successful in Nashville and in doing some research on that project I heard about this one and wondered if there was a thread on UP for it.  Turns out there is and you've got an excellent history of the project.  Have you heard when units might be available for presale?

UP is throwing ads at me about this projects.  Their cookies are working.  They are pre-selling now and the prices start at $300K and go up to $1.2 million.  $300K is incredibly cheap for a high-rise condo downtown.  Too bad the owners can only live in their units for 30 days per year.

A tower crane permit was filed this week.  We should be seeing site prep any day now.  I already have this one highlighted in green on my projects list meaning it's good to go because it has financing and demo has taken place.
