This proposal is for apartments and a dual branded hotel.  Demolition on the site has been completed, and this supposedly has a 2016 start date.  But there are/were some legal issues holding up the site plan approval.

This is awesome news!  This one seemed to have stalled and looked like one of those "next cycle" projects.  But the site plan was approved and released late yesterday.  Developer updates tend to follow approved and released site plans.  Here's the site plan:  5th & Brazos.  The final building details including elevations should be attached to the permit in the near future.

New information added to the approved site plan shows that three floors were knocked off from the previously proposed height.  Oh well, at least this one is moving forward.  I was ready to write this one off.

Here's the new 33-story rendering.  We should be hearing news of a groundbreaking soon (I hope).  

The height reduction came from the podium and a reduced number of hotel levels.   (This was originally proposed as 47-50-stories and later reduced to 37.)  I would have guessed that a height reduction would have been due to a scaling back in the number of apartment levels instead.  This is right off of 6th St. where convenient hotel rooms for drunk tourists are popular.  There is no way in hell I would ever want to live in an apartment any where near that 6th St. mess.  The site has been used as a surface parking lot since the bank building on the site was demolished.

There appears to be yet another change in the height of this project.  It was originally proposed as over 500'; then just 400'.  The height was later reduced to 356', but it has now increased to 375'.  Here's the latest elevation from the updated site plan:

Finally, there's an update for this slow moving project - demo was completed in 2014.  The permit for Phase I construction linked to in the previous post was finally approved this past Friday.  They were also doing more drilling on the site in February.

This one has had it's fifth or so height change.   The changes to the already approved site plan were approved in the last couple weeks.  At least it's still kicking.  The two hotel components are still part of the project.

It looks like this one is FINALLY happening!  Long term parking space renters on the site received this notice about removing their vehicles by the end of August due to development.

permit was filed this week for the retention system used for excavation.  The timing fits with a possible September groundbreaking following the closure of the surface lot (see previous post).  We look to be having a pretty significant wave of tower construction getting underway during the second half of this year.

The general contractor, Ryan Companies,  gave an update about this project on Friday.  Towers has a nice write up about it.  The two hotel brands will be Thompson and tommie, and there will be a combined total of 401 hotel rooms.  Ryan companies also released a Vimeo video about the project.  There are two levels of "flex space" between the hotel and residential portion.  No word on what those will be used for.  These are screen captures from it:

Here's another view of it.  This is right behind the night clubs on 6th St.  The Westin next door on the left filed a lawsuit against a night club on 6th St. because of loud music.  The music was there first and is the reason why downtown hotels have high occupancy rates and are being built in significant numbers!  So I hope the developers of this project do a better job of sound proofing their building than the Westin.
