Austin West Campus Projects Compilation

West Campus is somewhat of a de facto Midtown for Austin.  It's the most densely populated area in Austin, and as the name implies it's to the west of the University of Texas campus.  The city changed the zoning in the area about 10 years ago to allow for taller buildings in an attempt to ease overcrowding in the area due to a rental housing shortage for U.T. students.  

The zoning wasn't changed to Central Business District as it was in the Rainey St. area around the same time.  But it was up-zoned enough to where there are now a lot of 5 to 20-story apartment buildings.  

I created this thread because there is a lot going on the area that gets overlooked due to all of the bigger projects going on Downtown.  I'm not going to create individual threads for these projects because they are not as significant as the Downtown towers going up.  Here are some of the current projects I'm following.

The U/C 19-story University House apartment building is the middle high-rise at upper right in this shot taken from a U.T. campus project's webcam.  They are planning to finish in time for the Fall semester.  The 17-story Aspen Heights West Campus project will be going up just to the left of the first of those three high-rises.

A rendering of the proposed MLK hotel was released yesterday.  It will be 11-stories with 347 rooms.  It's another dual branded hotel with Marriott's AC and Autograph Collection being the brands.  It's being developed by White Lodging who is by far the biggest Downtown hotel developer.  It's good to see a big project in West Campus that is not student apartments.  Although this is really just a place for their parents to stay. :)

The site plan for 2100 Rio Grande was filed today. No building info has been added to it yet. 
There should be three 17 to 18-stories apartment towers U/C by early next year in West Campus: 2100 Rio Grande, Skyloft and Aspen West Campus.

The developers of the 2100 Rio Grande apartment building are not seeking a variance for additional height that would have allowed for a 17-story building.  Instead they are going forward under the current zoning, and the building will only be 7-stories.  This project now drops off my list of tallest projects.

West Campus is getting another residential tower.  This one is called "22 West Residential" and will be 18-stories.  There are four underground parking levels.  The first two above ground levels will be for "student gathering and support."  Levels 3-18 will be residential.  It's being developed by Capstone Collegiate communities, and a construction contract has already been awarded to Hoar Construction.  From the contractor's website:  

"The team just won the contract for a private campus housing project, owned by Capstone Collegiate Communities, on the University of Texas West Campus based on their excellent budgeting and planning process. The 18-story tower will include 153 units and 441 beds."

This is a U.T. business school.  The McDonald's at the bottom of the photo will be demolished in the near future to make way for an 11-story Marriott AC and Autograph Collection dual branded hotel

The site plan for Marriott's AC and Autograph Collection dual branded hotel was released today.  This is by the same developer who is doing and has done alot of the big downtown hotels - Marriott @ Cesar Chavez, JW Marriott, Westin, Aloft & Element, Hyatt Place...

Here's the site plan for yet another new West Campus residential building.  It's called 2100 Nueces and appears to be 17-stories.  This area is crazy with development.  There are a lot of residential building under 10-stories that I don't bother posting about.
