Besides Eakin does not know how to build and fill tall buildings. They only know how to build and fill short ones that are preleased and they had to build this one on spec because they signed a contract that said they had to start by a certain date.

Honestly, it looks like a nice building now. The outside is still not my favorite, but it's fine.

I still feel like it's fishy that MDHA selected the smallest (and worst) proposal and then granted them extension after extension to then fundamentally change almost everything about their initial proposal. If they chose based on the development team, what's the point of accepting detailed plans and renderings and in the first place? It just makes me mad for everybody else who worked so hard to come up with better plans than this Eakin/Hensler team.

I like the exterior, it doefintely could be much taller like @MLBrumby said, downtown is not freaking a Maryland farms. That is definitely a building that will not survive the next big wave of redevelopment when developers are looking for space to put another tall one.

It will set to the East of the thermal plant between the thermal plant and the river.

As Smeagolsfree stated, it is on the piece of land to the NE, hugging the river and KVB bridge.  The lot to the NW (which is on the corner of KVB and Hermitage), will be the final piece of the puzzle, and won't be sold until the Hensler project is complete so that all of the underground parking at Eakin and Hensler are fully active to help replace the surface lot at KVB/Hermitage.  MDHA has said that the corner lot will most likely be sold to a developer who wants to put a 30+ story tower there.   I'm thinking we'll need to wait at least a year before we hear who might win that bid.

Brasfield and Gorrie contractors are finishing the final pour for the 5 level, 1,000 capacity underground garage at Peabody Plaza.  Work will begin from the ground level up starting next week.   They excavated 140,000 cubic yards of rock from the site.

Massing and Height wise, I like this building. I'm not 100% sold on the facade design, but how it doesn't over power the trolley barns and is still somewhat contextual in size to the rolling mill hill apartments is nice. What this and the taller development along KVB will do will create the "edge" of downtown here. KVB is large enough as a street to create that edge, but from a far, the tower, this building, the power plant and the new hotels are defining the southern edge of the downtown core. We will continue to extend west as West End Summit and the Endeavor buildings go up, and then the city will most likely turn its attention north.

There was a time, not long ago, when this building would have been easy to notice. Despite its suburban style, it is infill. Can't wait till the 30+ story building goes up at the corner of Hermitage & KVB.

 it’s frustating to know that some of the proposals looked just like another Sobro skyline, but on rolling mill hill.

I do remind myself that if those proposals were accepted, I doubt they’d be under construction right now, or they’d come to full fruition. 

I do however think Hensler’s building will look great and truly stretch the skyline south.

This building looks nice, but I can't understand for the life of me what they're thinking with the way it addresses the sidewalk/neighborhood around it. Zooming in on their render, it looks like they actually worked hard to de-emphasize the sidewalk along Hermitage, like it turns into a grassy path beside some trees, not a sidewalk in a busy city with lots of buildings filled with people all around it. And along Peabody it's hard to even see the sidewalk. Why would you even do this? Most renders try to overplay their urban-ness by putting lots of pedestrian activity around the building. This seems like they're going to extra trouble to make their building less attractive. The office buildings in Cool Springs pay better lip service to urban design than this.

And I'm sorry, but trying to market based on the "unique park space" is just sad. Look at those people. "Hi, yes, let's meet in the middle of this featureless patch of grass and chat." If you're going to go to the trouble to keep that space empty, why wouldn't you put like a minute into thinking about what might make it attractive. Like, I don't know, a bench for starters.

Not to mention that if those paths aren't where people naturally walk, the grass will have dirt paths through it in addition to the paved ones.

Update on details for the Hensler-Stiles portion of the development from Hastings Architecture website:

105,000 square feet of retail; 170,000 square feet of Class-A office; and 350,000 square feet of luxury high-rise residential. By reminder, this will break ground once the Eakin Peabody Plaza garage is fully functional, thus replacing all of the surface lot spaces where this Hensler-Stiles portion will rise.
