People have been complaining about the height of this building a ton, but honestly, I think it is going to mass very well here. The hill is going to provide a very different experience all the way around the building and the presence of the building will be very nice.

That being said, it still sucks they wont activate hermitage st. at all!

Concord Music has signed a lease to take two floors (60,000 sq. ft.--20% of the whole building) of Peabody Plaza.  This will be triple the space they currently have in the 1201 Demonbreun building.

This shot highlight my disappointment. The lack of activation along Hermitage (which granted is a busy road, but still) kills me. If this had activated along the street, it would feel a whole lot less like a business park and more like a urban building. I will say again that the height works very well for this area of town and the built environment around it, but the lack of activation is the worst. From the promo video that was posted on page 15 of the thread, there is even going to be a large retaining wall along the street side of the building that closes it off even more. I am holding my breath slightly that the connection is made stronger before the construction is done, but I dont really expect it.

This kind of garbage street-level design on a project that metro basically had a design contest for is just inexplicable to me. Any intern in urban planning could have pointed this out early in the process, and they basically had carte blanche to tell the developer to make it better. Instead we'll have another block filled up with urban-level density that's wasted on a design conceived purely for car commuters. We'll have another pedestrian-hostile gap in the urban fabric that will continue to water down our walkability in an area that should be way over the tipping point.

Metro's staff seems to be completely schizo on this—some of them are pushing in the right direction while the rest of them are just incompetent. At this point any project inside the loop should be critiqued first and foremost on how it addresses the street for everyone *except* car commuters. We need buildings that beg you to walk, bus, bike, or scoot, not ones that solicit another few hundred commuters from further out.

Again, the comes from the garbage that was allowed when Rick Bernhardt was in charge of Planning when everything was to be stair stepped from the river, allowing two homes to be built on lots that just had one, thus the tall and skinny's and front and back homes that most every resident in those neighborhoods hated. It also goes back to the mess that the MDHA allowed to happen with the strict guidelines that were set in place not to mention every time the administration changed, it seemed as if there were a new set of rules, because a new set of people were placed on the committees that make the decisions.

Yes its a mess and now that things are changing so rapidly, the guidelines cant be written fast enough or they just are not enforced because codes is understaffed and overworked.

I dont think it is supposed to start till next year some time. They have to finish Peabody Plaza first for the parking I think.

Started pouring the deck of the 9th floor this morning and interior framing has started on lower floors. Once they finish 9th floor slab, just have 9th floor columns and roof left to be topped out and done with concrete.

On Tuesday the MDHA Review Committee approved some modifications for Hensler/Stiles' 32-story apartment tower on the Trolley Barns site. There will be one more design review committee approval needed for the project, to be called Peabody Union.

This plus the Swerdling Hotel and whatever gets built on the MDHA parking lot at 1st and KVB, and the Asurion lot at 2nd and KVB will be impressive as you come over the bridge.

This is such a cool area over there by river. I'm glad they're able to get more density in this compact area.

Maybe the nasty email I sent to MDHA when Hensler "won" the design "competition" did the trick! (I'll just keep telling myself that)
