Noticed some cladding up this morning along hermitage / 1st.

Guaranty Home Mortgage Corp has signed a lease for 47,000 sq. ft. of Peabody Plaza. They will open a retail branch in the building as part of the deal. Along with Concord music label, this means the building is now has 46% of the available 280,000 sq. ft. leased.

Naming rights for the structure are still available. 

There will also be a topping out ceremony tomorrow.

I did see on some permits that very preliminary work was being done for the rest of the project. Non construction, just water/sewer permitting I think it was.

Peabody Plaza continues racking-up the tenants.  Tennessee Bank & Trust will occupy 12,000 sq. ft. for administrative work, as well as an undisclosed amount of space for a bank branch on the ground floor.

One of the captions on the NBJ site specifically mentions that the windows are single pane. YIKES!

I know single pane is cheaper and this is being built on spec but... with the Ascend amphitheater right there pointing speakers and subwoofers straight at it, this will be a nightmare for the office tenants during the summer. It's not just concerts at night for people working late, there are sound checks during the day that are also very loud.

222 specifically double paned the front of that building because of the amphitheater and it apparently works well, but I have a friend who works on the back of the building where the windows are only single pane and he can hear the pedal taverns 23 stories up and the amphitheater sound that bounces off of the other buildings. 

Also, I can clearly hear the bass of most concerts inside my apartment which is further away and has a few buildings between it and Ascend PLUS my windows are double paned glass.

good info. Is there technology available for ascend to cancel noise coming from their site? Same question for the fairgrounds racetrack...

I expect any tenant in Eakin's building will be quickly dissatisfied, especially when Swerdling's hotels and whatever goes up at the corner of Hermitage and KVB are built. I also wonder if he would have gone bigger if he had started this one after the Amazon announcement. Then again, MDHA obviously didn't want anything tall there.
