If grading permits have been applied for, then they know for sure what they are building, is that not true? Then why is there no idea of what is actually get built? All we know is it’s supposed to be 32 and 6 stories? No up to date rendering? 
why does this particular project seem to be so hush-hush ?

I’m feeling a little surprised we haven’t heard anything on this site in a bit. Walked around it the other day and noticed they have seemed to have stopped landscaping the lot. I know that’s vague but hopeful it could mean some progress eventually.

Seems like Hensler has been "ready" to go with this one for about three years now.  Starting to wonder if he even has financing lined up.  The site is great for a tower with views that won't get blocked by anything with the amphitheatre and the river on two sides. I think Hensler did the Adelicia, but I'm wondering if banks are balking at that one as (maybe) not big enough to justify this one with all the retail proposed in it. IIRC the Adelicia had a lot of presales before it broke ground.  Then the Four Seasons could be hurting this one too.  Just wondering.

The grading permit for this is moving along behind the scenes. I imagine we’ll see something solid soon.

He has a co-developer with Stiles but he has had to wait on MDHA to finish the new garage on RMH. Look for news coming soon.

Hensler cannot start until the Rolling Mill Hill Parking Garage is complete, as @smeagolsfree noted

Hensler last built Twelve Twelve as an apartment building. The banks would not finance condos and, at the time, Nashville had not taken off. The goal from the very beginning was condos. After it was 2/3 built, the banks finally agreed to allow the switch to condos. And it is now a condo building today - a very successful one

Is the garage not complete? Work halted a few weeks ago and i have parked in it a few times already.

Another new tenant for Peabody Plaza (9 stories) will be DLR Group, and architecture, engineering, planning, interior design company out of Omaha.  This will be their first Nashville office. A $1.5 million permit has been secured for their build-out.

Peabody Plaza (opened 2 years ago, 9 stories, 230,000 sq. ft. office space) has landed an upscale Harper's Restaurant (based out of Dallas). The 9,000 sq. ft. spot will feature outdoor seating views of downtown and the river. No word on who is designing and doing the build-out.  It appears they are looking towards a 3rd quarter of 2022 opening.

Cant believe this thread is 5.5 years old and we are still waiting on Hensler to start.  As Mark noted above, Peabody Plaza has been open for 2 years!

NashvillePost says the purchase will be by the end of February and groundbreaking in April.  But they shortened it to 27 floors.

Ray Hensler says he will finalize the $16 million purchase of the 4.47 acre Peabody Union site from MDHA by late February, and ground breaking should occur in April.Once approved for 32 stories, the main tower will now be 27 floors and will include 354 residential units.  The adjoining Class A office structure will be 6 floors with 251,000 sq. ft. of office space.  Both buildings will have a cumulative 33,000 sq. ft. of ground level retail.  No word on how many parking spaces will be in the underground/internal garage. A fall of 2024 completion date is planned.  New renderings below.

Kinda a bummer  it lost five floors, but the rendering still looks good. It will still stand out in that location coming over the bridge.

Seems odd that you would get a building specifically approved for 32 floors a couple years ago and then come back in an even hotter Nashville environment and shorten it by 5 floors.  Oh well.  Still can't wait to see this one get going.  Let all the South-of-KVB craziness commence!!  I'm reeeeaaalllllyyyyy hoping we get an announcement with renderings of the Tishman project this year.

It's too bad they're not doing the 32, as I'd expect the penthouses for this one would be the prime of the prime of residential real estate downtown. Like the photo posted a few days ago that triggered the latest speculation about whether this one has been scaled back (turned out to be true) or the investors were a little more nervous due to (economy, competition*, developer's limited experience, etc.) that view from 28-32 floors up would be fantastic, and preserved for the long term with nothing to obstruct the view. Plus, it's the most iconic angle of downtown's global image. The little village/commercial concept at ground level is nice and the exterior design in the renderings is a nice departure from the all-glass towers of late. It's a bit of a throwback to (IDK) the 1970/80s residential towers like you see in larger markets. 

* Competition includes the Park Place, 3rd and Lea, Ritz Carlton towers, and Giarratana's curvy tower for views from the south; also Albion and Voorhees will be in the mix. For actual location, that's a wider net of everything south of KVB. I'd imagine the City Lights folks feel like they're sucking on lemons.

I’m with you on that, Tishman has the potential to become Nashville’s new iconic tower. They have the knowledge, experience and financial to knock it out of the park. If they so choose.
