An update on Peabody Union from NashvilleNowNext, including some new renderings and diagrams.  A couple of new tidbits:

- There will be a 4,500 sq. ft. Club Room.

- Also a 4,500 sq. ft. fitness center.

- The underground garage will have 2 levels for tenants, and 1 for retail customers.

Every since the KVMB became one of the primary connectors into downtown, I've always wanted to see a tower built in this location.  Glad to see this is FINALLY more than a plan.   While not much of a standout in design, the building will still have a prominent impact in that location.

I love this building. The interior open pedestrian spaces and the retail is really great. Is REI still rumored for this?

I really hope so. The one in Brentwood in pitiful compared to the one in Huntsville even.

Just to remind people of the buildings orientation to KVB and the Cumberland, I thought I'd post these rendering from peabodyunion.com .  With some of the walk throughs at the base of the tower I was having a bit of an issue with the site orientation.

There doesn't appear to be a retail space large enough, but I would love to see a grocery store or even a small market as a tenant. Grocery options are nearly nonexistent for those living on this side of downtown. DGX is the closest thing we have...

Regardless, I'll just be happy to see the greenway reopen.

Are there any plans for the parking lot that is at the corner of KVB and Hermitage Ave?  Building some thing there would be a nice finishing touch to that area.  While I'd prefer another tower, even a nicely cladded/artistic, multi-level garage would be better than a surface parking lot.  Maybe include a grocery store at the base to address the concern by VSRJ.

I seem to remember there being at least a vague vision for a taller tower to be built on that lot one day, I believe it came up after we were all so underwhelmed with the scale of the initial Peabody Plaza proposal.

When I met with the head of MDHA seven years ago, he said that would be the final lot to be developed on the site, and would most likely be the tallest structure. He thought at least 30 stories---for which it is currently zoned.

If they were to build 30 stories, with 12 foot floor plates and a mechanical screen/ crown we could see close to 400 feet . That would be a great final touch to transform into the CBD , and hopefully the Tishman and two projects on 2nd .

Has there been any new moment on the two projects on 2nd? I thought that at least 2nd & Peabody was about to move along. Are there delays or are they simply just moving through the processes necessary to break down?

Based on what I am seeing here, the idea of a REI flagship store is not in the cards. Those stores are around 100k Sq Ft. Nothing near that here. So, we can continue to dream on about any type of big box or flagship store at this location.

At some point the developers of these large Nashville projects are going to have to think outside the box and plan on large retailers somewhere in the downtown area. We may have to wait for the Eastbank to develop for that to happen. Right now, we have not seen a developer yet that has had the fortitude or the gonads to take the chance. They are all focused on small boutique retail space.

True. At least the downtown Apple Store is a good step towards that. And doesn’t NY have a planned space for a big box retailer?

The largest thing in NY is a 30 something thousand SQ ft grocer if memory serves.  We are getting sort of saturated with grocery stores now with Whole Foods, Turnip Truck and Publix all in the Gulch. Plus, a DGX and a small grocer on Church. The area in need will be SoBro at some point. 

As the downtown area grows with the Gulch & SoBro, more soft goods and a big box like Target and another large pharmacy will have to be in the cards. We can probably already support the Target and the pharmacy with the downtown resident and the tourist, but evidently the developers can't see past the little jewel box retailers. There seems to be a Walgreens on every other corner in town except downtown. I wonder what they are afraid of considering they are going to have to vacate the Arcade from what I am hearing. No other big-name pharmacy downtown either. Also, where are the other big-name retailers that seem to be in other large downtown areas with high tourist traffic.

Yea I believe they are targeting clothing stores and restaurants.

On the blue areas of the diagram labeled retail their is a word that underneath the number of square feet of the space. The word is difficult to make out because of its small print. Does that mean that those areas are consolidated for a particular stores or that they can be broken down so that multiple stores can occupy each of those sections?

The shapes of the footprints of these structures really wouldn't allow for the size needed for a destination retailer, or even a grocery store.
