Robert has been to the meet a few times and he has some help now with Coleman who also post on the board. Both are great guys and tremendous assets to Nashville and are contributing so much. This is Nashville’s version of Curbed, LAcurbed, that you see in other cities. That was the intent behind the Nashville Now Next!

He does a great job and fills a void in places where the traditional outlets don't always have the bandwidth to cover.

Thanks, I'm glad you like the site!  I haven't had a chance to spend as much time as I'd like to on UP, but MarkH has been really helpful in sharing the content.   I'm pretty much a one man show, Coleman Gaines is a guest contributor and I am open to others who'd like to contribute as well.  A lot of folks in the architecture & development community have really been helpful with getting me access to information but it is as tedious as it looks lol; especially with a day job.  The site is kind of like Curbed which was one of my favorite sites, I honestly just post things in a way that tells the story with visuals primarily and fill in the blanks with easy subtext. I also hosted a similar site in DC called gatewaytothecitydc.com so I have a bit of experience with it.

River North Landings update: The plans for the adaptive reuse of the huge warehouse along the riverside have obviously changed, as it is now razed.  Also, much grading and infrastructure placement still underway.

I developed some coastal properties when living in Florida, which required lots of fill. That was 15 years ago. I'm imagining how much fill dirt and gravel cost to raise, let's say 50 acres 15'.

(50 x 43,560 (cubic ft/acre) x 15') x .037 = 1,208,750 cubic yards. Figure 15 cubic yds/truckload = 80,586 truck loads (they're probably using barges, but I don't know). But one truck load would generally cost $400-600 + spreading. So, rough guess of +/- $50mm in fill dirt for 50 acres. Holy crap.

TDOT conservatively runs $15/yard all-in for unclassified borrow excavation (economy of scale). It's probably also not 15 feet across the entire site. I'd be more concerned about the permitting that allows it since almost that whole area is in the 100-year flood zone.

Technically, this is not on the River North site, but since it is directly across the street, I'll place it in this thread:

Hotelier Ray Dayal at Pinnacle Hospitality has purchased the 2.28 acre plot at 801 Cowan St.  for $14.8 million.  It last sold for $800,000 in 2014. This is directly across the street to the east the Oracle Campus. Kenny Pipe and Supply currently operates from the nondescript, non-historical warehouse building on the site. Pinnacle has recently built the 14 story SoBro Holiday Inn and 11 story LaQuinta Inn on Interstate Drive.  A $10.6 million loan from Frist Financial Bank helped with the pruchase. No word on their exact plans for this site yet.

This actually is in the River North district as it falls into Subdistrict 1 of the River North UDO (found here). Bonus height would allow for up to 18 floors on site. The River North UDO has it's own Bonus Height guidelines separate from the DTC, but the document does refer to the DTC for many definitions and guiding principles.

The tricky part about any of the sites between Cowan and the Interstate is with the expanded ROW of Cowan these parcels get pretty narrow, so whatever is designed here will have to be very well designed to make the most of the narrow site.

  That's the plan at least. Cleveland will be a vehicular tunnel and Grace will be a bike and pedestrian tunnel (which IMHO I think will need to be very well thought through on multiple levels for security)
