Warehouse/Shop Space

Aside from being a urban planet geek and development enthusiast, i have done professional high end automotive detailing off and on. If there was an area near downtown that would cater to this type of space, can fit 3-4 cars, has a garage door or can be built in etc, wash bay build out.. What area would you recommended to look at?

New spec warehouses are getting bigger and taller.  This building is larger than intitally planned and has 40 foot ceilings.  the old standard was 30 then 32 then 36 now 40 feet!

Childress Klein starts on industrial park in southwest Charlotte near Carowinds

Childress Klein is developing Nevada Business Park, a three-building industrial park near the state line is southwest Charlotte.

Childress Klein is adding to its Charlotte industrial portfolio near the state line.

The Charlotte-based developer has begun site work on Nevada Business Park, a three-building industrial park on Nevada Boulevard near Carowinds. The buildings will be built simultaneously, according to Childress Klein industrial partner Chris Daly, with delivery targeted for the second quarter of 2023. The project will total 319,500 square feet between the three buildings.

The project is along Interstate 77 and will include buildings of 177,000 square feet, 94,500 square feet and 48,000 square feet, respectively. The two smaller buildings will have 30-foot clear heights, while the largest one will have 32-foot ceilings. The 94,500-square-foot building and 177,000-square-foot building include trailer and car parking, while the smallest building has just car parking.

Daly said the building sizes will meet a need in the market for smaller spaces as bigger buildings being developed along interstates have become more popular. He said he suspects Nevada Business Park will be especially attractive to tenants in the 30,000- to 50,000-square-foot range that have outgrown their existing spaces in the market.

"It's a smaller site and it lends itself to smaller buildings," Daly said. "And at the same time, we're seeing in the market with our own customer base and others who are trying to come to Charlotte that on most buildings that are being built right now, your minimum sizes are 40,000, 50,000 or 60,000 square feet, whereas we'll be able to start as low as 16,000 feet in these buildings and go up from there."

Mecklenburg County real estate records show Childress Klein has owned the 31.8-acre project site since 2017, when it acquired several sites in the area.

Childress Klein has been active in that area of the Charlotte industrial market. One of its notable projects completed in recent years was Geneva I and Geneva II on General Drive near Carowinds. The two industrial buildings there total nearly 600,000 square feet of space.

"We've been kind of working our way through some land position that we had in this general area," Daly said. "So this was the last of those parcels that we acquired all at the same time."

Childress Klein's project team for Nevada Business Park includes Myers & Chapman as the general contractor, Wagner Murray Architects as the architect and Geoscience Group Inc. as the civil engineer.

Childress Klein recently spoke with the Charlotte Business Journal about its plans for the industrial element of The Concourse, a large mixed-use project in the Steele Creek area. Vertical construction on the first piece of that project is expected to begin this summer and wrap up in the third quarter of next year.
