Hot off the press.  I mentioned this in the proposed projects thread a little while ago.  But now we have some details, and it's tall enough to get its own thread.  It's 40-stories - 39-stories officially as floor 39 is the highest occupied level - and 458'.  No word yet if it's condo or rental.  It's proposed for the Warehouse District.  The original warehouses that gave this area its name are going extinct.

New elevations were released today along with the new renderings.  There are several other 500'+ towers proposed or close to being announced.  But if this one gets built before any other proposal, it would be the 4th tallest all residential (as opposed to mixed use with residential) tower in Austin.  (Number 1 and number 2 on this list are also the tallest all residential towers west of the Mississippi!)  The top four would then be:  

1.  The Independent - 690'/58-stories

2.  The Austonian - 683'/56-stories

3.  360 Condos - 581'/44-stories

4.  3rd & Colorado - 518'/44-stories

This project went to the Historic Landmark Commission as part of the approval process because the developer plans to demo an old building on the site.  The old building is not designated as historic.  But on Monday 08/28 the Commission voted to start the process to designate it as historic, and they postponed further discussion on this project for a month.  It appears they are trying to kill this awesome project.

Yay!  The Historic Landmark Commission's staff recommends that this project should move forward because the warehouse on the site has been modified too much over the years to be worth saving.  The commission votes on this Monday (09/25), and they usually follow their staff's recommendations:

SUMMARY STAFF RECOMMENDATION: Staff recommends release of the permit upon completion of a HABS Level documentation package, consisting of drawings on mylar and a narrative history of the building, for archiving at the Austin History Center. The building, while representing a rich history of various commercial and warehouse uses, has been significantly modified over the years with new face bricks, infill, and other modifications that have compromised its historic appearance. Documentation of this building appears to be the best means of preserving the history of the building and the Warehouse District. Staff therefore cannot recommend historic landmark designation for this building.

After the new renderings posted above surfaced online the developer said  they were not the current renderings.  The architect GDA then removed them from their website.  The current renderings from GDA are posted below.   This one has jumped the last major hurdle in the city's approval process, and the last word from the developer about the start date is that they hope to start in December.  There's no word on financing yet.  There are several large towers that have city approval to start, but financing seems to be getting more difficult despite the non-stop growth in population and jobs.

There's good news and bad news about this project.  The bad news is that it has lost about 100' in height and has morphed into a 31-story office tower from a 44-story residential  project.  The good news is that it was 100% pre-leased as the expanding HQ for Parsley Energy.  So this one is good to go based on the pre-lease.  The ground breaking has been pushed back to December because it will need to be redesigned and have a new site plan filed.  Parsley's HQ is currently across the street from this project in another office tower that was completed in 2014.  Parsley is a Permian Basin oil drilling company that moved their HQ to Austin from West Texas a few years ago because it was easier to recruit engineers in Austin than in the desert.  Here's an ABJ article about it with a paywall warning.

Renderings have been released for the office tower version of this project.  The project goes to the Design Commission on Monday to get the density bonus needed to build it as tall as planned.  I didn't change the height in the thread title yet, but it looks like it may be 455' with floor 31 being the highest occupied level since there is no 13th floor.  This project is good to go since it is 100% leased.  It's nothing to get excited about, but it replaces a one story restaurant and will be the corporate HQ for the fast growing Permian Basin oil drilling company Parsley Energy.
