The Omni Hotel has the largest number of guest rooms of all the hotels in downtown. It has over 800 guest rooms. They built the hotel they wanted.

That's pretty bad, too. But really, I think of Margaritaville, I think of something tropical. Tropical like, say, Miami Beach. And what does Miami Beach have ? Lots of stunning Art Deco/Art Moderne architecture. I mean, you know if I were in charge of approving plans, I'd want our downtown lined with Nouveau Second Empire buildings with some Nouveau Art Deco/Moderne sprinkled in for contrast. Take some inspiration from MB, have a giant neon-lit pink pelican on one side of the building and a green neon-lit palm tree on the other.

I would pay cash money to have a massive ape built into a skyscraper project downtown. Now that would make some international exposure!

Especially if it were used as a gutter so it would pee during and after rain.  Pardon my vulgar imagination but that gorilla looks like he's about to soil the street.

Newly filed public records show that Commercial Bank provided a total of $56 million of loans to an investor group led by Knoxville-based developer Darby Campbell. Construction already is underway, with a formal groundbreaking ceremony scheduled for Dec. 5.

The hotel restaurant will be another Buffett brand, JWB Prime Steak and Seafood. Campbell said the SiriusXM station Radio Margaritaville will move its Nashville office into an all-glass broadcast center in the lobby.

Hotel now will include 52 timeshare units in addition to the original 215 rooms. I think this thing is back up to 15 stories, although still reported as 12-stories.

There's a heck of a lot of activity and broken ground on the site already.

They already had a ceremonial groundbreaking:

Margaritaville Nashville Hotel, a 217-room new-build hotel perfectly positioned in Nashville’s thriving “SoBro” district, celebrated its groundbreaking earlier this week. A festive event took place on Tuesday, December 5,  2017 welcoming nearly a hundred attendees for the milestone moment, including representatives from Safe Harbor Development and Margaritaville Holdings, as well as local members of the tourism industry.

During the groundbreaking celebration, attendees enjoyed Southern cuisine, Who’s to Blame margaritas and Margaritaville’s island-style LandShark Lager, stilt walkers, and a solo guitarist. A program of remarks featured Campbell, as well as John Cohlan, chief executive officer of Margaritaville Holdings and Dusty Tonkin, EVP, Sales and Marketing at Wyndham Vacation Ownership. There was also a special appearance by Kirsten Winquist, on-air host and program director of SiriusXM’s Radio Margaritaville, who conducted interviews during the event.

Isn't there is a large drainage channel that runs underground somewhere beneath this property?       That may account for the large steel pipes.      I recall reading that the tri-brand construction had to engineer a work around for their project.  

That channel does run underneath this property but those "steel pipes" are likely just the form work for the columns.  The idea is to not touch that line and build over it.
