The developers of the now-underway City Lights residential project on Rutledge Hill are targeting a completion timetable of 18 to 22 months. Houston-based architect Don Meeks, a member of the Rutledge Development LLC entity undertaking the project , said 28 of the future building’s 71 units have presold.

“We’re starting to see some of the market shifts in demand in sophistication coming to Nashville,” Meeks said. “People in the market are ready for some larger units with urban view. “It’s fabulous Nashville is maturing in such a way,” he added.

A ceremonial groundbreaking was held today for the boutique condominium building, which will have an address of 20 Rutledge Street.

City Lights will rise seven stories at the corner of Lea Avenue and Rutledge Street, just south of Ascend Amphitheatre and across Hermitage Avenue from Rolling Mill Hill.

Once completed in late 2018, units will average 1,800 square feet and span up to 2,600 square feet for two- and three-bedroom condos. Four penthouses with four bedrooms will be between 3,200 and 3,400 square feet. Each unit includes two parking spaces in a secured underground garage and a storage unit. In addition to a rooftop terrace and sky lounge, amenities will include a restaurant, 24-hour security, a rooftop dog park, swimming pool terrace and a green roof, a fitness facility, a conference room, a clubroom and a guest suite.

Nashville-based Village Real Estate Services is handling marketing and sales.

City Lights developers secure permits valued at $9.6M

The developers of the City Lights project now-underway on Rutledge Hill have landed two permit related to the construction of the lobby and parking garage of the high-end condo building.

The two permits have a collective value of about $9.6 million.

R.G. Anderson Co. Inc. is serving as general contractor.

Houston-based architect Don Meeks, a member of the Rutledge Development LLC entity undertaking the project, has targeted a 2018 opening.

The boutique condominium building will offer 71 high-end condos and some retail space. It will have an address of 20 Rutledge Street.
