Building Pointe-Marie

Construction has started on the first phase of Pointe-Marie, which developers say will be a $500 million traditional neighborhood development on a 120-acre swath between River Road and Nicholson Drive.

The goal is to complete the infrastructure work by April and have some of the first 159 homes completed. Along with the houses, the first phase will contain 36,000 square feet of commercial space and $3.3 million in investments, including parks, a pool and public squares. 

The idea is to create something like living in a resort, said Rhaoul Guillaume Jr., who has been developing Pointe-Marie for the past five years with his sons. Guillaume, who serves as project manager for Gotech Consulting Engineers, a Baton Rouge company, has been working with Chris Kent, who was a consultant with Seaside, Florida, one of the premier traditional neighborhood developments.

Pointe-Marie eventually is expected to have 565 single-family residential units; a village center with 285 multifamily units and 275,000 square feet of retail and commercial office space; a film district where post-production work on movies can be done; a motor coach square with 236 parking spots; and two hotels. Guillaume said he’s looking at a “12- to 14-year” build-out.

You beat me too it Dan!   Not too often we get to Start New Topics....

Well there goes Cajun & I's "Southern By-pass"  Route Proposal w New Bridge crossing into Brusly/Addis....that's one long narrow tract for the development.... how will this tie into the proposed (Large/600 acre) Village at Riverwood bordering it's West>>> CORRECTION<<<<There is plenty space 1/2 mile? btwn both developments

That being said...this looks very classy w charm... like the term "Resort themed" village & the walking path meandering thru the middle of the entire development end to end is cool  :shades:        a Film District near the casino?

Village at Riverwood?  That's happening?  

If so, that part of Baton Rouge building outward from River Road is going to end up with a development pattern similar to River Ridge, old Kenner, LaPlace, and Destrahan....although these design proposals look to be very high quality.   If they can make Riverwood happen, I don't think they'd have trouble selling homes.   I'm partial to lots that are at least 100' wide though.

I believe the farm land around Ben Hur (which may eventually need to be upgraded a bit) is LSU-owned.   It will likely never develop.

I drove down River Road and swung by here and I actually think it's going to be really nice. One thing Lafayette and BR can do well is TNDs. A few buildings where under construction, possibly pavilions or gazebos and a 3rd of the streets where laid out. All the streets where laid with slate colored brick pavers which was really impressive and had the old time street lamps.

I'm most excited about the fact that it looks like the whole thing connects well to both Nicholson and River Road...and it looks like they designed it so that it could connect to any future development in the area.

Would be awesome if that wasn't part of this development.

It's connected to a larger park/trail element. I think the goal is to make the area more dynamic and energetic. The small businesses in the development will see more business if you have groups of tourists coming in and staying. This development honestly makes me think someone decided to take Seaside and put it in BR.

Yh, the article said they both have the same developer. And good point!

Thanks for the head's up Dan :thumbsup:   Brick pavers is where it's at!  Street Lamps will set it off!  Also sounds like the set up at Port of Orleans/French Quarter Resort at Disney World...that place is really set up cool!

Checking the Site Plan again..really like the Chaotic/European-style Village / Broken Street Grid at the Front Entrance!   And as i posted before...Really cool you can go down Walk Path  thru the middle of the entire development from Front to Back

I was within the development, approximately at the part of the street where the Legend label is on the site plan map.

Yup, grey instead of red but still nice. They finished one side, all the way about to where it says Motor Coach Square.

BR spring concert series featuring impressive lineup

A spring concert series kicking off in Baton Rouge at Point-Marie Square beginning March 5 features a pretty impressive lineup of local talent, but it depends on who you ask.

‘Live on Pointe’ is made up of eight outdoor shows that fall under a variety of music genres.
