This project went before the Design Commission on Monday and was approved.  The location is the last developable site in the far southeastern corner of Downtown where I-35 crosses over the Colorado River.  An 18-story apartment project named Town Lake Lofts was previously proposed for the site.

This project is surrounded by parkland and TxDOT right of way restrictions which means it had to be designed with one entrance/exit point.  So the developers went with a circular motor court design.

This project was tweaked and went back under review by the city since my last post about the site plan being approved six months ago.  But it finally moved forward in the permitting process this week.  There is no word yet on what changes were made.

The new and slightly tweaked elevations were released yesterday.  Other than gaining 5' in height, I don't know what changed.  This project doesn't seem to have as many balconies as most residential buildings, and it doesn't have a flat roof thankfully.

This project seemed to be stalling out, but it's moving along again.  There was an update to the site plan about week ago bringing it closer to approval, and according to city filings published yesterday the developer has a meeting with city officials in a couple weeks to discuss utilities.

The developer - Richman Group - has only recently added this project to their website.  It will be part of the "Richman Signature Series", and it'll be called  One Austin.  Until now, the name has alternated between Town Lake Lofts and East Avenue Apartments.

After another year of nothing, we have an update.  A site plan status change indicates that a hearing is pending.  That is very unusual.  But this  project seems to have had right away issues with TxDOT concerning access to the future tower.

This one may finally be close to happening.  A permit for the actual construction was filed today.  Construction permits are not typically filed unless a project is close to starting.

Progress was made this week on getting the building permit approved.  But the developer still needs to clear some comments on the permit before approval.

Permit activity during the past couple weeks indicates that this long suffering project may be finally close to approval.  The developer has also renamed this project for the fourth time.  It is now "Ikon Austin".
