I'll give it a shot. 1) Old convention center demo starts in q2. 2) 2nd Ave project does not materialize as buyers are unable to close on land and get financing. 3) Endeavor starts in 2nd quarter. 4) Tony G is unable to flip top third of 505 to condos. 5) One other 15-20 story office building is announced. 6) Lake Palmer must be drained again. Adding to it, I believe that the condo/hotel at 19th/Broad will actually be hindered by MDHA/Mayor Berry (very bold prediction here) due to the fact that the A.S Warren House will not be able to be moved for some reason. 1 Share this post Link to post Share on other sites

Also imagine we'll hear more on what's going to be built on the of Lifeway site...and the Tennessean site will sell. Too much money tied-up in this to dawdle. - Our hotel boom will be most pronounced this year with JW Marriott (33 stories), Cambria Suites (19 stories), Marriott Tri-Brand (21 stories), Tribute addition (11 stories), and Dream Hotel (11 stories) all topping out. Construction will get underway for Embassy Suites/Curio (28 stories/22 stories), Hyatt Regency (22-28 stories?), The Joseph (20 stories), The W (19 stories), Drury Plaza (21 stories), Holiday Inn (14 stories), Margaritaville Hotel (14 stories), Virgin (14 stories), Hyatt Place (Midtown, 14 stories), Stanza (12 stories), Hilton Tru/Home2Suites (10 stories), Fairfield Inn (West Park, 10 stories), Comfort Inn (10 stories), Hampton Inn/Tru Hotel dual brand (8-10 stories) Staybridge Suites (8-10 stories), Holiday Jones (4 stories), Moxy Hotel (Hillsboro Village, 7 stories), Hilton brand in Capitol View (7-8 stories), OneC1TY Element Hotel (7 stories), Hilton and Marriott Residence Inns (Green Hills, 9 stories each). Conversions will be completed on The Fairlane (14 stories), 21c Museum (7 stories), Holston House (13 stories), and The Bobby (8 stories). - At least two more large hotels (400-500 rooms/20-25 stories) will be announced, possibly even a third really large one in 600-800 room range (Bloom and/or Giarrantana could be players). - MDHA will announce the final phase of apartments for Rolling Mill Hill, on the eastern edge next to the soon-to-be-completed River House. - Germantown Union, Hammer Mill, and Mainland (Jefferson Street) large mixed-use projects get underway in Germantown. - HG Hill announces large mixed-use project for NW corner of Jefferson and 5th Ave. North. - Stockyard Apartments get underway. - With completion of Division Street Connector, new plans will be released for the massive block at SW corner of 6th AVe. South and Division, where the large Smithfield project was once proposed. - Plans will be finalized on whether the Crescendo will be office space or residential, with revamped design. - Once the Gulch Pedestrian Bridge plans are finalized, Zach Liff will release plans for expansion of Cummins Station, along with eastern landing of the bridge. - Buckingham Gulch will have finalized plans announced by the end of the year. - Market Street Realty will announce plans for one of their 5 large parcels in The Gulch. - Nashville Yards will finally release master plan for stage by stage development of the former LifeWay campus. - Tennessean site will sell, but no immediate plans will be announced. - Demo will begin on Endeavor (27 stories), with ground-breaking in 4th quarter. - Lifestyle Communities will finally release plans for their large Rutlege Hill development between 2nd and 3rd Avenues South at Ash Street. Will not break ground until 2017, however. - At least one major corporate relocation from another city will be announced for downtown. Could be the primary tenant in 5th & Broadway office tower (32 stories), or have their own structure. - Watch for more developments announced on the west side of I-40/65 between Church Street and Charlotte (area where the Comfort Inn, another mid-range hotel, and McMillan & Church mixed use projects are happening). About 6 blocks of prime land. - More property will be sold and plans announced for the immediate blocks around Marathon Village (this is all bound to get hot with Capitol View popping just on the other side of the freeway and connectors with Jo Johnston Ave. and Clinton Street between the two neighborhoods). - Outpost Nashville large mixed-use project will break ground in Chestnut Hill. - Chestnut Hill/Wedgewood/Houston will continue to pop with new activity--will soon be recognized as the next Germantown or 5 Points. - More projects will be announced along Dickerson Pike, Lafayette/Murfreesboro, Charlotte Ave., and Jefferson Street corridors. Going out on a limb here, but a couple of wild predictions: - Believe it or not, Alex Palmer will finally sell the West End Summit property. - Purity Dairy gets an offer it can't refuse for their huge full block lot at SW corner of Church and I-40/65 (bordered by 15th Ave. North on west, and Hayes St. on south) for a major development. 10 Share this post Link to post Share on other sites

As for me though, it would be a vast understatement to say that I'm nervous about 2017 and beyond, and not just for Nashville. I don't see a lot of apartment starts in 2017, at least not like this past year. The exception to the rule should be Emery at Old CC and Endeavor on Broadway. A lot of hotel construction will continue and start.
